In the past weeks an issue arose regarding my heating/cooling system.
I have had it repaired as is my responsibility.
However after acquiring a copy of the building plans for air-conditioning (copy attached) I have discovered that the hatch for the internal
part of system (copy attached) doesn’t exist, as shown on plans.

Robert from VED and Craig from Ryco (the installers) are aware, although helpful in the beginning having been contactable since.

At this point it isn’t a problem, but wanted to inform the committee, as there is a 10 year liability, which captures anything that goes wrong after 6 years.
I would like this to be added to current defect list to cover problems that may arise in the future for the following apartments.

22 Suzy and Ron Cotton

24 Samantha and Jeff Pope
25 Doug Miller ( I have not confirmed as yet)

Further to email regarding access to the second part of heating system, another technician found mine near the pantry, it isnt at the front entry as shown in plans. It will be accessible from roof hatch in main bathroom. They will have to crawl to it, but he assures me it could be worked on if necessary, so I think the other ones on this floor may be similar

Hopefully we will never need it 😂

As discussed, Section 129 of the OC Act sets out that any service that serves a lot exclusively is an obligation of the owner to maintain. If an owner believes a defect exists within a lot, it is therefore an obligation of the lot owner to pursue the appropriate remediation.
