Hi All,

Attaching draft newsletter. Please let me know if any edits are required before it is finalised. Note in particular that it is heavy on content re: the Maintenance Plan. I have also included a final paragraph about not issuing further newsletters for the time being (I’m not sure if anyone is reading them, so suggest that we shouldn’t need to issue a newsletter every month but only when needed).

Hi Marina,

 

Confirming receipt of minutes and newsletter.

 

Answers to the open items sitting with me as follows:

 

2. – Received clarification from QL that the motor is sufficient. The cause to change model is due to the 1200 being a redundant model which is no longer available.

 

6. – Issue has been logged with Schindler. I have not had any confirmation of the repair. However, being non-critical, it is likely the item will be placed on the job card for the next technician (if not addressed as a part of their routine maintenance and checks).

 

9. – Standing Work order issued for bin cleaning. Instruction to commence at soonest available opening and then each 6 months thereafter with the arrangement to remain in place until such time it is altered or revoked by the manager or committee member acting under delegated authority.

 

10. – Have not heard back from Maiolo Painting either. I have sent a follow up outside of the portal to Joe (owner) asking if he can get something arranged for us asap.

 

12. – Not a problem regarding the keys. Ben for your info purposes, I received the comms key we were awaiting from AusGuard/LockCorp a while back and have added to your key box. Key number is SX005 M.1 5

 

17. – Have sought a quote for the same service from LinkFire for the committee to review as a comparison and second opinion. Alternate provider recommendations sent to Marina separate to this email. Once response received from Linkfire, I will pass on for committee review.

 

20.(c) – I would be delighted to come out to BurkeVue for an onsite AGM. We can also provide a meeting room in our TC office to accommodate the meeting if the committee wish to take up this option.

 

Two items awaiting further info from me which I will pass onto committee once in hand.

 

• Maiolo for Basement painting
• Linkfire for comparison prising for FIP isolation and reinstatement.

Hi Committee,

I spoke to Daniel today and believe we have now covered off all open items from the minutes. I will update you separately.

In the meantime, I attach v2 of the draft newsletter.

Please let me know if you require any changes. I propose to finalise the newsletter and post it to the WhatsApp community by end of this week, so would be grateful if you could please send your comments before Friday.

Hi again Everyone,

Sorry about the multiple versions of the newsletter but it occurred to me this morning that we have so many new owners this year, they won’t necessarily know that we’d resolved at the last AGM to consider an updated Maintenance Plan at the upcoming AGM. I’ve added a new first sentence to reflect this - see attached final final (!) newsletter.

@Daniel - the attached is the version to be uploaded to the portal. Thanks. I’ve already posted it to the community WhatsApp chat.
