Hello,

I'm from Springfield MO and still very small.  I used to work for someone else (supervising over 700 units,) but now am managing under my own brokerage. I appreciate that Buildium provides a good product at a reasonable price for someone small like myself, but has the capacity to grow with me.
 
I am in the process of really nailing down systems and processes and preparing for growing my own business this year.  In doing this, I am also working on becoming more paperless and still having all information, copies, etc. available in the cloud and on the go.  I am looking forward to seeing how others have accomplished this monumental task and what workflow and processes those of you with Buildium have used to accomplished this task.

Hi Laura,
We opened last year. We use docusign for paperless execution of all property management agreements, leases, etc. Anything not signed electronically, gets scanned in.
We save everything on Dropbox including client files, leases, marketing materials, receipts, etc.

We prefer venders who will accept ACH payments (as opposed to check writing). Sounds like you are all on the right track.

We have a Word document that we use to describe each task (e.g., what happens when a new lease is executed; or a property management agreement executed, etc.), with checklists. However we are considering an online management system like sweetprocess.com

For responding to new leads, we use LeadSimple, which now integrates with MailChimp (which we are preparing to use).

I am the owner and setting this up. So I'm doing all this admin stuff to get the systems in place.

We get most of our clients via Adwords. How about you? We tried an email campaign (a bust). We are also preparing to start a postcard campaign.
