Online Rental Applications: Buildium's upgrades are dynamite

Hi all, 

Just a quick vote of confidence for the newly upgraded online application feature from Buildium. I have always used their Tenant Screening through SmartMove by TransUnion but previously had applicants complete paper applicants (very archaic, I know). I've used the newly upgraded online application feature for my last (3) vacancies and the process was very smooth - no phone calls or questions from applicants. Hooray! 

Here is a link to my website if anyone wants to review the process...just click on the red "apply now" button. 

Highlights:

1) Tenants can upload documents
2) Tenants can read/review the entire application process prior to inputting any data
3) Tenants can click directly to my www.petscreening.com referral link to ensure it ties to my online account
4) Tenant information is automatically linked to their file when I move them into the rental - no additional typing from me.
5) I prefer the basic Tenant screening option through SmartMove by TransUnion so I don't request an applicant's social security number. I also like the basic screening because the applicant needs to answer (5) identity questions through SmartMove by TransUnion which, I believe, helps deter someone falsely applying with another person's social/info.
6) The entire set-up process took about 4 hours 

Highly recommend incorporating Buildium's online application feature into your day to day business.

Hi Chris, the Upload feature is what Buildium added a few weeks ago. Under "fields" select "field type" and then "attachment". I included a screenshot for reference. Heidi

I realize this is an old thread but I'm hoping someone can still help me. We are trying to move to the online application through Buildium but are having a few issues. We will call the tenants previous landlords to verify rental history but most companies require a written & signed authorization from the tenant to release information. We are not finding a way to incorporate that into this online application - does anyone have a solution for this?

we added language to the "Terms and conditions" paragraph at end of application.
that the tenant electronically "signs and agrees to..."
That seems adequate as a confirmation of your right to collect references.

I have a separate form for the tenant to sign and return specific to rental history if the online rental application does not meet the written authorization requirement.  The form is literally my rental verficiation form with a paragraph at the top authorizing the release of the information and a spot for the tenant's signature, name and date.
