Zillow Advertising Agreement

Hello All,

Does anyone know what changes, if any, are going into affect with our listings fed from Buildium to Zillow and their affiliate websites now that Zillow requires an advertising agreement and weekly charges for listings?

As of now  no changes are effecting my feed in the state of.  Nevada.  But most of my leads do not come from Zillow they come from the other partner of Builidium.

My Buildium listings would not populate to Zillow without paying the Zillow fee.  My clients pay for the Zillow advertising.  It is the number 1 lead source for us.

Hi Chris,

As you know, I'm in MD as well, but in the DMV area. This is the note I got last week from Zillow

"During these intense and uncertain times, we are committed to supporting our Zillow Rental Manager partners to best serve our shared customers.

To support you during this time, we are delaying the rollout of new listing fees in your state until May 1, 2020. We recognize the situation is evolving rapidly, and we will share any further updates within Zillow Rental Manager, and in our FAQ."

If anybody else knows what we should expect in terms of pricing that would help.....

You need to contact Zillow and sign an agreement with them if you want to use their services. They charge $9.99/month per listing.

Zillow pricing seems to be all over the map. First we were told it was $1.05 per day per listing then 1.75 then 2.45.

I think it varies by market.  I'm in FL and I'm being charged $3/day per listing.  Fortunately, I can generally get properties rented fairly quick, so it doesn't hurt too much.  Also, ShowMojo handles my syndication, and they recently rolled out an enhancement called Listing Boost.  It pulls back the syndication on the paid sites based on what settings I have in place.  So, that probably cuts down my Zillow marketing spend by 1/3-1/2.  Now that I see Zillow is changing their pricing scheme to weekly VS daily, that will eventually affect me, so I'll have to readjust my settings on SM.

I had my meeting with the Zillow folks today.   As of August, in Pennsylvania, they will no longer allow my listings from Buildium to post on their "family" of site - Zillow, Trulia and Hot Pads.  The cost to me is $2.00 PER listing PER day!   If I sign up ahead of time, they will give me a discount for a year of .50 to make it $1.50 per listing per day.   Billed to me on a monthly basis.  If I don't post anything, there is no charge.   In doing the math, if I have ten listings posted over a 30 day period the extra cost to me is going to be $450.   WHAT!!!   

So, will Buildium reduce my charges to them by that amount as the fee I'm paying NOW to Buildium is supposed to include that marketing benefit?   That's a rhetorical question, of course, because I'm sure that answer is NO.

Has anyone gone away from the Zillow family?  Have you noticed a drop in leads or ability to rent properties in a timely manner?   Any input someone can offer I would appreciate while I mull this decision over!

Hi Melissa.

I see that you are in real estate sales, as well as property management. Check with your MLS - it may be syndicating to Zillow. Mine is, so I started putting my rental listings into my MLS, in addition to listing them through Buildium. 

In my particular case, Buildium feeds ShowMojo, which syndicates to 50+ sites.

I know some have gone away from Zillow and do not advertise their listings there any longer. 
We get about 70% or more of our leads from Zillow, Hotpads and Trulia. We decided to pay in order to stay with Zillow. 
I think it really depends on your market - what do people go to first/primarily to find properties to lease? I have heard other owners say that they dropped Zillow with no decrease in time on market. I just don't think that would work for my company.

Hi Florence - my main MLS in Centre County does not syndicate to Zillow nor do we post residential rentals in the MLS at this time.  It's being discussed, but not being done.   I do also belong to MyStateMLS.com so that my sale listings will go to Zillow - I'll have to look into that to see if I can do apartments or other rentals in there as well.....

I too was disappointed when Buildium ended their agreement with Zillow to post our rental ads.

 

This is most likely due to Buildium not wanting to pay whatever fees Zillow was charging Buildium.  I feel the Buildium should have given us (their paying customers) the option to weigh in on their decision.

 

I am fortunate that my MLS has the option to post rental listings and they are relayed and posted to Zillow as part of our MLS fees.

 

I have also been posting on Apartments.com which is free, and the alternative to Zillow, and is giving me the same response as Zillow used to. 

 

Now that Zillow is charging for rental listings, Apartments.com is the go to advertiser for property managers.

I switched my syndication feed to Zillow to my MLS to avoid the fee, but did sign a contract with Zillow for the occasional listing that I can't push through the MLS.

FWIW, the guy at Zillow I was working with hinted that the MLS syndication process/cost is likely to change by the end of this year.

From a recent webinar,  Zumper is eclipsing Zillow, which had approx 70% market share with Trulia and Marketleader in their group.

Zumper, however, sends leads to Facebook marketplace and Padhopper?
and that has caused it to eat a huge piece of Zillow's market share.
(down to less than 50% and declining)   Good riddance...

You do know that Zillow is attempting to insert itself between our clients and customers,
and it's not for a benevolent reason.
