to Buildium User Group for NARPM members
Hello all - I wanted to ask if any or many of you are using PetScreening.com integrated with Buildium?   How as it in the transition to work within Buildium?  How is the customer service for PS.com?  I don't want someone who disappears after everything is set up.......   How was it setting it up initially with your current tenants, asking them to pay $20/$15 fees for current animals you've already approved?   Did you get much push back?   Do any of you have pet policies right on your web sites which includes using PetScreening.com?  If so, can I see what it looks like?    Any other concerns you had arise you wish you would have asked up front?

Any thoughts anyone can and/or is willing to share, I would love to hear!   Thank you in advance!

I didn't know there was an integration available between them.  When did this happen?

I just had a one on one webinar with a guy from PetScreening.com giving me their "pitch".  He said they recently began an integration with Buildium.  He said he could "imbed" the pet screening part of the application into my online app thru Buildium.

Right now, it's me doing any checks on pets.  Asking tenants if there's any history of "issues", asking them to give me copies of licenses, medical records, etc.  If they tell me it's a service or EMS animal, I ask for proof from a doctor as to what the disability is and what service does the animal provide.   But it's all ME doing the checking up on the animals.

Aside from any integration matters, PetScreening.com is AMAZING.  I began using them more than a year ago and I'm so glad I brought them into my resident screening process.  It also gave me the opportunity to add monthly pet fees, which currently adds about $800/mo to my monthly revenue.  (I currently manage about 70 units, by the way)  So, for a service that 1)costs me nothing, 2)reduces my workload, 3)reduces liability with regard to handing service animal/emotional support animal issues, this is a BIG no-brainer decision.

What's that?  You're still not signed up with them?  Whatcha waiting for!?!  :-)

Eric, do you personally OWN all of your rental units?   I manage all on behalf of other owners.  So I'm not set up to keep pet fees.   I suppose if instead of collecting pet deposits which are refundable, I gradually changed over to pet rent it would increase my income via commissions on rents collected.....

No, I manage for others.  My PMA allows me to charge and collect admin fees from tenants, so I changed my pet policy and started charging it on new tenants and at lease renewal for existing tenants.  I collect a refundable pet deposit per pet, and charge a monthly pet admin fee (pet rent) which is based on the pet score (aka FIDO Score) that PetScreening.com assigns.

We use it for two reasons.
               and "embedding" is simple.

a.)  it is essentially an "Affidavit" from the owner about their pet.
            (so it has some legal weight, if proven false)

b.)  most importantly, it helps you screen "Assistance Animal"
      requests in a uniform and "industry standard" manner.
            (can really help keep us out of trouble)
