Just wondering if everyone is using something else such as quickbooks or relying on Buildium alone for their accounting for properties.

Thanks you!

I’m using Buildium alone. I used to use QB for my company’s books but switched over once Buildium offered company books.

I use Buildium for the trust accounting, Quickbooks for operations.

Is anyone using QB online? I am still on desktop version and have not heard good reviews about the cloud version. Anyone have any experience with it?

We use Buildium for Trust and Owner Operating accounts.

We use QuickBooks Online for the management company.  Our QB bookkeeping is done by a virtual bookkeeper and our local CPA access QB once a month as well.  The online version is ideal for that reason.  I like that I don't have to deal with occasional system upgrade and hosting the database as with the desktop version.  It's also much easier to use QB Online from home since I don't have to use a VPN to access our office network.  We have good success with QB Online.

We do buildium for Trust and QB online for company.

Years ago I had them together and split them to two separate systems based on the advise of my CPA.

Buildium for properties and QBO for company. I also manage a couple of associations, one each in Buildium and QBO.

QBO vs. Desktop - online certainly has some advantages, largely as one would expect related to cloud access. There are some drawbacks, though - many of the more powerful features of Desktop that I was used to are missing in Online. You don't have the ability to mass-create invoices (irrelevant for company books, but a pain for the HOA managed that way). Form customization is also far more limited in QBO.

The pros outweigh the cons, still happy with the switch after 1 year from Desktop to Online. I just hope Intuit realizes larger companies are migrating to QBO and add an equivalent feature set - QBO thus far seems more geared towards the "micro" business vs. all small businesses.

Buildium alone for Pm and QB desktop for Operations.

Would like to go to QBO, but the monthly cost just doesnt seem quite worth it to me yet, but I am a one man shop.

For those using XERO, how does it compare to QB for you? Can you do 1099's etc. for sales?

I used Buildium for Trust accounting and desktop quickbooks for operating.  I have looked into online quickbooks, and I see the benefit of it.  But, it is hard to switch to paying a monthly fee when I have been using the desktop version at no additional cost for 4 years.

Buildium for our clients' properties. Quick Books for my personal properties and business accounting but was thinking of using Buildium for company financials in 2017. Are others having success with this?

John,

For 1099s I don't print them from QB.  Instead, I add the vendors paid from QB to Buildium and manually enter their 1099 info when I run Buildium 1099s.  We have a number of vendors that we pay from both QB and Buildium, so sending them two 1099s can be confusing.  The EIN is the same whether we're paying from QB or Buildium.  Also, it keeps all 1099s in one place which is helpful if I have to do a reprint or correction.

I guess I would be ok with the monthly fee, but I have read reviews that stated converting from desktop to online was an absolute nightmare and their support is terrible. To those who converted, did you have problems?

Conversion was quick and painless for me. Chart of Accounts, customers, vendors, etc. all transferred over fine.

If you are a Costco member, you can get 40-50% off the published rates. Then another discount for pre-paying for a year at a time. I think my subscription is running around $220/year.
