Hi all:

I had an experience this week, and I wanted to make you aware of it.  An owner terminated our management relationship last month, and directed the tenant to make their future rent payments to them.  Previously, the tenant had setup the automatic EFT payments through the resident portal.  Once I got the termination notice from the owner, I disabled online payments for the property in Buildium.  The tenant had tried to go into the system after that, but couldn't do anything, as expected.  Well, fast forward to this month and the tenant got the payment confirmation email from Buildium, acknowledging the online payment.  Not good.  I checked the system and, sure 'nuff, the payment went through.  I sent a ticket to Buildium Support, who quickly responded to cancel the EFT and terminate the auto payment.  The also made the technical team aware of this issue, as well, so they can fix the glitch.  In my mind, if online payments get disabled for a property, that setting should trump any other EFT action in the system.  I guess this is one of the drawbacks to have a 3rd party handle the ACH function.  I hope they figure it out!

Had the exact same thing happen to me.  Property sold last month and I disabled online payments.  One tenant had never cancelled their payment so it went through.  I was able to void the payment but they are "looking into" the issue and I have not heard anything back.

Thanks for the heads up. Has anyone heard of this happening with tenants whose lease ends (rather than management terminating)? I would think not, since in that scenario a rent charge would not be posted. 
I have had a few similar incidents where tenants had an auto-pay set up for $xx then when the rental rate increased to $yy after a renewal they did not realize that the auto-draft had to be adjusted.
