As you look, I'd like to add one other criterion. At least for me, ease of thruway access matters. I'd be coming from Amherst and an extra 10 minutes matters. 

Have any of you guys looked at Indy Hall in Philly? I followed their blog for awhile and they've managed to build a great community.

If others for who thruway access is a huge selling point could also comment and be vocal about it, I would really appreciate it.

So far this factor has mattered little to me with this search. I'd rather have us be located in a great, walkable area instead of an office park with nothing around it but an onramp.

Maybe it's because I'm used to Boston traffic, where it takes 30-60 minutes to get anywhere…20 minutes in Buffalo to anywhere is much less stressful :)

I think thruway access from Elmwood village is pretty decent if you take the right route (it's a couple minutes from the Porter onramp to the 190, near the Peace Bridge). I would take this toward Amherst once a week when I worked on Elmwood near Summer.
