Bryan Park Neighbors,

New duplex housing is proposed to be built on the vacant parcel at 506
E. Wylie Street.  This parcel is located just to the west of the
intersection with South Henderson Street.

The Bloomington Unified Development Ordinance calls for development of
a duplex in this area to be reviewed for a conditional use permit.

A petition for a conditional use permit will be considered by the
Bloomington Board of Zoning Appeals at an upcoming meeting.  The next
meeting  of the BZA is scheduled for Thursday, May 23, 2024.

As part of the Unified Development Ordinance process for conditional
use development, a pre-submittal neighborhood meeting is required at
least 10 days in advance of the related BZA meeting.

The Bryan Park neighborhood heard a presentation  from the project's
architect, Mr. Caylan Evans, regarding the proposal for the new duplex
on Thursday, May 2, 2024.

Given the parcel's location, the Elm Heights neighborhood has also
been notified of the proposed development and there are two
pre-submittal neighborhood meetings attendant to the conditional use
petition.

A  pre-submittal neighborhood meeting is scheduled for Sunday, May 5,
2024, from 3:30 pm - 5:00 pm.  This meeting will be convened via Zoom
