We discussed a few options 503c, Lcorp, and fraternity. I am not
limiting these options to what I just mentioned. Personally I think
the idea of a fraternity would be amazing. Does anyone know the
difference between a 503c and a fraternity?

Here is a list of organizations from wikipedia
From our discussions we've narrowed it down to a 501c3 & a 501c8 or 501c10  I had done some prior research into a 501c7, which I do not think will work at all.  One of the key provisions of the c7 is The club must be supported by membership fees, dues, and assessments.
From IRS.gov A section 501(c)(7) organization may receive up to 35 percent of its gross receipts, including investment income, from sources outside of its membership without losing its tax-exempt status

  • 501(c)(1) — Corporations Organized Under Act of Congress (including Federal Credit Unions)
  • 501(c)(2) — Title Holding Corporation for Exempt Organization
  • 501(c)(3) — Religious, Educational, Charitable, Scientific, Literary, Testing for Public Safety, to Foster National or International Amateur Sports Competition, or Prevention of Cruelty to Children or Animals Organizations

I don't think we run into that membership funding that you are saying
with the c10. The only thing about the c10 is that the money has to go
back into the frat....ie booze.
