Please find the VO cost breakdown details as following: -
Option 1
a) To relocate 1 no lighting point type C (7 lot) = RM630
b) Hacking & labour cost for type C (7 lot) = RM 560
c) To relocate ceiling fan point for type A,A1 & C (17 lot) = RM2,720
d) Hacking & labour cost for type A,A1 & C (17 lot) = RM1,360
Total = RM 5,270
Option 2
a) To relocate 1 no light point for type C ( 7 lot) = RM630
b) Hacking & labour cost for type C (7 lot) = RM 560
Total = RM 1,190
The cost above is current additional cost incur at site, which is based on 17 units (Total is 76 units).
We need your early confirmation for the design, as there is balance of 59 units yet to be done. Else there will be more VO cost incur as the site is in progress.

The cost of the M&E works for the changes on the two option are as follow in red:
1. Option 1 – relocation of A/C to false beam/ box up at the perimeter of the void; add fibrous plaster ceiling over the void (to minimize exposed R.C. beams). No hacking involved.
No additional cost from A/C works.
Electrical (Relocated lighting point, make good, hacking cost, omit ceiling fan point & add wall fan point = RM 5,270)
2. Option 2 – no relocation of A/C, but hacking to allow for A/C drain pipe to go through the floor slab. Additional false beam/ box up at the stair (for A/C copper pipe) and fibrous ceiling over the void (to minimize exposed R.C. beams).
Additional cost of RM 150.00/ unit for hacking works involve for the drain piping and making good.
Electrical (omit ceiling fan point, made good, hacking cost & add wall fan point = RM 1,190)

While doing our costing for the above, we realised that we need the following info in order for us to do a complete cost reporting:
1) C’Arch to provide sross sections of the affected areas for both options, for us to have better understanding of the construction
See our sketches attached.
2) C’Arch to advise No of units for which construction had been done, for us to cost out abortive work
Type A/A1 – Affected Block 1, 2, 3 & 6
Type C – Option 1 – Affected Block 1, 2, 3, 4 & 6
Type C – Option 2 – Affected ALL Blocks
3) M&E Engineer to advise related M&E costs such as air-con piping, relocation cost, additional fan point, etc
PMSB to advise.
4) C&S Engineer to confirm if hacking of slab is allowable taking into consideration diameter of pipe, etc
TDC to advise.

Please find attached herewith the summary of design issues, together with the proposed resolutions, for your immediate action.
There are 2 options for Parkhomes Type C Study:
1. Option 1 – relocation of A/C to false beam/ box up at the perimeter of the void; add fibrous plaster ceiling over the void (to minimize exposed R.C. beams). No hacking involved.

Additional adjustments are also noted on the drawings and/or tabulated.
