Registering of society is must to avail the govt. basic facilities. So, its request to all the residents to come forward for this cause.

Hi All Residents,

Time has arrived  to show all our efforts and unity to BPTP Management. After a long discussion with residents to know their opinion about registration of society, we are calling a meeting on Sunday(03/03/13) at 4PM.

The meeting venue will be the BPTP office at E tower.

Going forward, we will appreciate  if you would be attending the meeting and share your concerns.

THANKS! Rajesh, for bringing me in this forum of PP residents.I really commend the initiatives some of the residents have intiated to improve the living conditions of residents, but my concern is had bptp developed this as GHS with all ammenities we would not have been struggling for all this, anyway they are into money making and we have to ensure we get worth for our investment. Therefore I would suggest THREE pronged strategy:
  1. MAJOR ISSUES WHICH HAVE TO BE DEALT WITH Bptp Senior Management.
  2. MINOR/DAY TO DAY ISSUES WHICH HAVE TO BE DEALT BY ESTATE MANAGER/ MAINT AGENCY.
  3. INDIVIDUAL ISSUES.
 I would again reiterate that forming of formal RWA is a GOOD long term step, but should not be the reason for not taking up major issues, we have already lost considerable time by taking some of the issues with Bptp individually and the results are their in front of us, therefore I am of the opinion that without further delay and  waiting for RWA registration all residents willing to take MAJOR issues should submit first letter by 15Mar13 to BPTP on following issues:
  • CLUB FACILITIES
  • COVERED PARKING
  • ALL FACILITIES/ AMENITIES A DEVELOPED GHS SHOULD HAVE.
  • COMMERCIAL SUPPLY
  • MAINTENANCE CHARGES TO BE REVIEWED FROM THE DATE OF TAKING OVER AND NOT JULY 2012.
WE should take written undertaking from Bptp on PDC for such issues.Pending completion should demand compensation as interest@18% on the money deposited towards these facilities.
My experience with Bptp is that they work on 3D mantra i.e DECEIVE----DENY-----DELAY.
SO it is going to be herculean task to get them in doing all this , but that should not be the reason for not catching the BULL(Bptp) by horns and will be possible if WE ALL STAND TOGETHER  AND SPEAK AND REMAIN COMMITTED TO THE CAUSE.

I do agree with this comment. we PP resindent are not their as a
trainer to trained them. princess park being their first group housing
they should admit that they are not providing even 20% of the facility
than commited in Maintainance agreement.

=Indoor games are are necessary for all our childrens and
resident.Hence need to arrange indoor games in each tower as confirmed
at the time of booking.
=Sweeping on each floor to have a regular quality check / audit once
in a week by BPMS staff with respective flats owner.
=BPMS has been provided unprofessional team. Who do not have an
exposure for handling the residents query, over and above rude
behavior and attitude is becoming a great area of concern.
=Role of BPMS not clear.
=Cost per unit electricity supply not justified, reworking is
required. as the dhbvn rates are much lower than charged by BPMS.
=Water provision, emergency lights, toiletries for outsiders /
security guards / Drivers / Domestic helpers in basement required on
priority.
=Labours walking on the road / passage to be diverted. Also labours
should not walk around the towers occupied by residents.
=Labours repairing any flat should do repair with door lock from
in/outside by the supervisors as the privacy at respective floors is
badly affected.
=Fire extinguisher instruction to be displayed at each floor, a hammer
to be hanged next to it to break the glass, when required in
emergency.
=A full-fledged mock drill for the same to be arranged for BPMS staff
+ Security guards + residents.
=Bee hives have been observed in towers immediate action required.
=Verification of domestic helpers to be arranged by LFMS. Proper
visitor/ identity cards to be issued.

We can discuss this more and plan accordingly to build a good Strategy
for PP RWA.

Agreed with your opinion...BPTP Princess park is  the 1st project of BPTP Ltd. and no doubt this project seems success key for BPTP Ltd. However BPTP made all false commitments to buyers.

Unfortunately, still we are getting only deadlines on every issues and we can not do against the builder yet. Even BPTP have some friends in BPTP Princess park as well those are sending all news to BPTP management,

HI All,

We are in process of RWA registration and will include all the flat owner and co owners in BPTP Princess park.....we do not want to take any action in hurry...because some guys want to resister RWA with hidden things enen do not involving all Princess Parkian..

We are searching for the candidates those have enough time to take our issue (retired person may come forward for this)..

i am taking legal advices in this as well from consultants..

Would like to see the positive response...

Updates of this meeting----
1) Select only 12 members from Towers who will work for betterment of BPTP Princess park.

2) President and in the general body the member should be experienced and having a lot of time to spend on the Society(for examples we have many retired persons i the society). they have good experience of life and these things as well.

 3) Save the society from commission agents and middlemen(in BPTP there are so many of such ..they can arrange every work like wooden etc for you) who worked only for their greed....


we will share more information about this meeting ....i donot know why these issues were not noticed and in hurry some people organize the meeting on 10th march just a week after the initial meeting and distribute posts like BANDARBAAT.....

We are with you, today I went to BPTP and saw nothing is going well there, today there was BPTP officails meeting.
Our issues did not resolve, No progress in CLUB and Basement parking issue.
went to shop and came to know that any RWA is form without anybody's information.
I really oppose such tasks and such activities.

we will register new RWA in april last or May starting..
there is no progress of work in J TOWER, not thinking how can we start to live Princess park

completely with you on below points,  The candidates should be experience of running trust or any other society or any advocate or retired..

i heard and see on notice brd, most of the candidates in unkown RWA are working somewhere in private jobs.
 CAn they handle society concerns effectively withe their work pressure.
 if there is any judicial action or FIR launched against any of candidate then can their current company will support them.
RWA is not so easy to run, for anything lot of time should be with candidates.

Do one thing, let me send the details of present RWA committee. i can send a letter to each and individual's office that if office is supporting them for these posts of RWA.

being a gt office, my point of view is to select Military retired, officer retired , honest ,hardworking and retired judge,advocate for RWA officails mainly on main posts like Pres, Sec and treasurer

1st of all you do not know the issue and write the wrong comments with name to violate the peace, if you know english tthen you can read our all posts we never wrotee personally about anybody. I raised the common issues that the society should run by Service retired or advocates.

The new RWA formed in so much hurry and to full fill their means.

Truth is bitter so these below comments are written without knowing and reading our concerns.

Agreed with your comments , we should follow the instruction written by you to work effectively... Moreover, you provide us a fantastic idea about the selection procedure.

In addition of this, we will provide all the information of candidates with their profession and office details and you can act accordingly to know the originality.

 Not only,In J tower work progress is very slow but the same situation in all the towers............let see when can we expect more progress in all areas of Princess Park.
