Hello,
Please see the attached letters we drafted to 

Tripiccione in 16B for the window install that was done on 5/30.

Francesca regarding her continued refusal to allow access for re inspection from the initial inspection on 4/10

If approved we will send both letters out in the mail and email.

Thanks for sending! Overall, these are great. I have a couple of questions:

Francesa letter: 
  • Should the letter reiterate the items she had to address?
  • Should the letter refer to previous fines already levied?
  • At what point would the fine increase, if at all?
Tripiccione letter:
  • Should the letter include the way to pay the fine or will it be added to July's statement?

Francesca- I can definitely add in the things that needed to be corrected
                   I can add in the fines already levied- shes up to $150 in fines.
                   An increase in the fine would be the decision of the board

Tripiccione- We don't usually put in how to pay the fine but I can definitely add in that it will be added to his ledger and can be paid at any time or with next month's bill. 
The fines are added in on the day they are imposed so it will show on the statement fines issued and the dates they were issued.

  • Sounds good! I don't want to make it overly long, but it may be good to recap a bit. 
  • I think if she doesn't comply, we should discuss increasing the fees.

  • I think it makes sense to add language explaining that it will be added to his ledger, etc.

These letters look good to me with Rachel's recommendations added in.

I've been thinking of other ways to get people to understand the house rules and the fines associated with them if not followed and can discuss in the next meeting.

I agree. Unless if they don’t pay when it’s due they get a penalty. We could discuss at the meeting. Maybe can we have an emergency meeting?
