Hi all,

Hope all is well! Here is the agenda for both our board meeting and the building meeting. Sending in advance since I will be away this weekend. Please add any items!
  • Slide notices under the doors for the meeting - should be done today (5/13)
  • Does anyone have name tags? I can go pick some up if needed.
Agenda (pre-building board meeting at 6pm)
  • Finalize who will cover what during building meeting (if needed)
  • Pool work cost
  • Francesca 
  • Rec room ceiling
  • Concrete at main entrance
    • Did we get another quote?
    • Finalize which company to go with?
  • Balance billing for National Grid – outcome
  • Should we post the wifi info in the laundry room? 
  • Send out pool rules and post them
  • Jennifer W brought up doing a garage sale and I explained we had talked about it and the logistics are difficult. Let's revisit because it seems there is interest (Kim was also interested).
Building Meeting Agenda (7pm) - if you would like to cover a particular item, please let us know (we can group some of these together)
  • Current open board seat (Kathleen replacement)
  • Board seats that will be open in October (Danielle and Eddie)
  • If you would like to be permanently included on exterminator list, let CPA know
  • Laundry room updates
  • Back area, front ramp work
  • Pool opening and info
  • Recap of what was done with the assessment
    • Roof, pointing, plumbing (heat exchange), painting  (am I missing anything?)
  • Moving in / moving out / construction guidelines
    • Hours, questions, permits, etc.
  • Garbage and bulk pick up (residents must call Lynbrook to arrange or will be subject to fines)
    • Should we provide the phone number?
  • Snow, parking spots (do we still want to cover this?)

I will put together an email with responses/info on a lot of these items by the end of the week so we can make sure we can move through both the board meeting and general meeting as smoothly as possible.

Thanks! I picked up name tags and put them in the rec room already 😀

Cory, can you please have Gil get the room set up with chairs ahead of next week?

I'm also going to be away from tomorrow coming back on May 19th so may be delayed in some responses.

Two other items not listed below. 
1. our contract is expired as of 3/31/2026. I would like to sign another contract with you guys. We can do either a 1 or a 2 year contract. You are currently paying us $2187.50/month. Our proposed prices are $2231.25 (2% increase) for a one year contract or $2253.13 for a 2 year contract. Contract would be dated 6/1/26 to 5/31/27 or 5/31/28 

2. There is going to be a discussion brought up by Fran Laudicinda that she wants the dryers to go back to 10 minute cycles followed by 5 minutes at a time. It was set to 30 minutes because I was told that was the time that everyone needed to do a load of laundry. I asked CSC if they could change it and they gave me the run around. I could have that done if necessary, but it becomes more expensive for anyone using a credit card. Each 5 minutes charges a transaction fee when you tap a credit card instead of using the app. There is nothing we can do about the fees for the app.

  • Pool work cost - Estimates attached Pump- $4696.95 , acid pump $949.49 , tubing and probes - $1988.08 = Total 7634.52
  • Francesca - inspection today at 3pm
  • Rec room ceiling - workig with resident (25A) to get her keys for access. Hoping to have them early next week
  • Concrete at main entrance - Third quote coming today and Ill forward it when i get it. Currently vuotto construction wants 26,750 for the job. 
    • Did we get another quote? 
    • Finalize which company to go with?
  • Balance billing for National Grid – outcome Paperwork attached. With the extra costs for the pool and water in the summer, I believe balanced billing for national grid may make things a little tighter in the summer if we shift some of the cost of heating the building. PSEG is farily constant and we could certainly put that onto balanced billing. Payment history is attached.  
  • Should we post the wifi info in the laundry room? First thought is it could cause connectivity issues if there are too may people connecting to it. 
  • Send out pool rules and post them - see attached

Hi all,

Sending a couple more items for our agenda tomorrow:
  • Original loan that only Kathleen is on - me, Danielle and Eddie have all said we could replace her on the loan, so we should formalize that. Cory, can you bring any paperwork needed so we can sign and finalize?
  • Maria has been parking in 17A's spot. If all parties are ok with it, is there a way to keep it that way when 17A is sold?
    • Note that Kathleen brought this up to me yesterday and I think it's a good idea to explore if we can help.
  • Cory, can you please resend the updates you sent last week? Sorry that I can't find it! 
  • I would like to cover pool opening and rules and garbage and bulk pick up items in the building meeting. Could also cover back area, front ramp work if needed.

I don't see the PSEG / National Grid history attached, only the pool related attachments. However, that makes sense to keep as is and we can continue to evaluate as needed.

Ah how time flies! Thanks for letting us know and we'll discuss.

Re: Dryer times and laundry. Maybe we should send out a google form survey (or something like that) for the laundry room with questions about how folks would like it structured? One resident shouldn't dictate the change, but if everyone wants the laundry times to change, we should work towards that (and let them know any extra costs associated with it).
