Below is the proof of loss for the damages incurred on unit 3. Due to this being a Master Insurance Policy claim under the association I will need a majority approval for the claim and a board member's signature on the proof of loss with a witness signature. Please see the form and information below on the claim.

We received approval from Arbella Protection Insurance for our repair estimate which is attached.  In summary, the approved settlement is as follows:

$67,724.50 Estimated Repair Cost - Adjuster - which includes two paid invoices by the unit owner to the current contractor for demo and asbestos testing (also attached here)
($7,426.55)  LESS Recoverable Depreciation
($1,000.00)  LESS Policy Deductible
$59,297.95 Net Actual Cash Value Upfront Claim Payment.

I will prepare proofs of loss which I will forward to Ashley and request signatures and return so payment can be made.

Please note, the unit owner has a contractor and presented a price of $71,873.50, to which we do not currently agree.  We are extending our approved estimate as an offer to the association as a fair value for the repairs.

This estimate does NOT include covered repairs to the sprinkler system; we await invoice(s) from the unit owner for that work which will be added in the future.

It is a conflict of interest for you to approve the claim because you are the unit owner. The 4 board members will need to approve the claim. Thank you for providing this additional email address.
