For sale:

A Deed of License for membership in and a 5000 sq ft unimproved lot at
the El Dorado Ranch Estates in San Felipe, Baja California, Republic of
Mexico. Located on the east coast of Baja, by the Sea of Cortez.

The Ranch accommodates new homes and RVs. The El Dorado Beach and Tennis
Club is the primary focus of Ranch membership, with a heated swimming
pool, jacuzzi, and children's wading pool all centered around the La
Palapa open air bar and lounge area. Also in the vicinity are tennis
courts, riding stable, restaurant, and general store. The El Dorado
Beach Recreational Vehicle Park features RV sites with full hookups and
Park Model homes for rent.

Unlike the current deeds now being sold by El Dorado Ranch, this is one
of the original ones that were part of the program put together by
National Pen (who I understand were involved in the creation of the
resort). Current deeds only give you access to the membership
facilities, and you have to purchase lots separately. This deed being
sold includes an unimproved lot with it.

This Deed is for Lot #198 in Section 3097-03. The holder of the Deed
also has the option of trading it for another unimproved lot of similar
value in another location of the Ranch or trading up for the purchase of
a better one. The Ranch will give $1000 credit when one of these
unimproved lot deeds are traded up for the purchase of one of the
improved lots. The current price range for lots is between $3,000-
$30,000.

If you are seriously interested in the Ranch, buying this item will save
you $600 on the deal.

A small annual fee is also charged by the Ranch (approx $45) to maintain
the Deed/Membership, and is the responsibility of the buyer after the
transfer of ownership.

Price for this Deed of License - $400.

Certified Checks and Money Orders processed immediately - personal checks
held 10 days until they clear. When payment is received, the buyer will
be sent by the seller:
1) the Deed of License,
2) a letter to the Ranch informing them of the transfer/sale, and
3) a Certified Check made out to the Ranch for $25 to cover the cost
of reissuing the Deed in the buyer's name (yes, I'm paying it for
you).

The buyer must then send all three items to the Ranch to get the Deed
reassigned in their name, and it is the buyer's responsibility to make
sure the transaction with the Ranch is completed successfully.
