to A new master planned city in Nepal
NCDC has developed a set of criteria to identify suitable areas in
Nepal where a city can be built. We will initially focus our efforts
on prospecting and acquiring about half (0.5) square kilometer area of
land to start the town development planning process. An original town
development plan will be created to harmoniously suit the cultural,
geographic, environmental, geological and other aspects of the land.

Upon completion of the town development master-plan, advertisement and
marketing activity will be started to sell the homes, apartments,
office spaces, business franchise licenses, business locations, and
all other inventory.

For customers who will rent or lease a property (as opposed to buying
them), a new property management division will be created to develop,
market and manage all the available company inventory suitable for
renting and leasing.

NCDC will also setup a financing division to supply financing for
customer purchases, or alternatively liaison with other banks and
finance companies for this purpose. Appropriate decision will be taken
about this financing division at a later time.

.5 sq km of an area doesn't equal to a city! i actually just did an
assignment that had an area of 60sq miles!
i think looking at this project as a city is a misleading way to think
about this project. by the way, where is
this located? kathmandu? can you please describe the site context? i'm
interested in the progression of this project.

Hi shaKEEN, I am very happy that you joined...

As for the half sqkm area that we want to develop as a city, it is not
going to be inside any other city.
We have not located a specific site yet, so I won't be able to give
you exact site context.
I answered about this in little more detail in the sajha thread.
Please check that out also.

Could you tell me a little about yourself? It sounds like you know
something about this stuff.
I would be very interested to know more about the assignment that you
worked on.
If any of it is online, I would be very happy to take a look.

The assignment I worked on was a very quick (2 weeks) schematic design
with no budget! haha.
Makes a quite lot of difference then in real life, right? Anyways, I'm
a 5th year architecture
major and i'm guessing you're in the same profession as well?

What i think is as i mentioned on sajha post (new) that the site is
the most important
element in a design process. Without a site context, how can you
design? Maybe i'm thinking
too micro at this time and ignoring the basics of an ideal city. Well,
i think the basics of an ideal
city that you mentioned on your first post is correct. Integrating all
those things are important
since the idea is to expand from there on. One can look at poor urban
planning of kathmandu and
instantly figure out the key issues. for instance, zoning, why is that
every house in the block have
a store? do we really need that? the noise from people playing carrom
board, is that appropriate
in a residential neighborhood? or parking? how can you park on a small
street alley when it's
clearly destined for pedestrians and bikes. I just think that
kathmandu lacks organization due to
poor planning and of course thats due to the role government plays.
Also, one needs to look at
how closely houses are built in kathmandu, due to high crime rates, is
it important to either to
close of that gap or expand the gap for security reasons? I think
addressing the issues of
kathmandu will like likely be the basis of this new masterplan.
Another thing that needs to be
addressed is, who are the clients? what kind of people will be living
here? rich? poor? middle
class? people from abroad?
