to We feel cheated by Bengal DCL. Malancha Owners Group, New Town Rajarhat
Buying a home is always a big decision. Not only does it come with
immense financial responsibility but a dream that you want to see
through for yourself and you family. We entrusted Bengal DCL with our
life’s savings to provide us with our dream home.

In 2007 Bengal DCL launched HIG Mallika apartments part of their
Malancha project. Interested customers were asked to purchase
brochures from BDCL office for Rs: 400.

‘A home from Bengal DCl is like Beethoven giving music lessons to your
daughter’ -- was one of the multiple catch phrases used along with
nicely laid out project details showing 3 residential towers and a
beautiful club house.

Highlights:
- Quality assurance from a company that builds ports, harbors,
airports and satellite launch pads (Yes you heard the right!)
- Amenities included reticulated gas supply, power backup, shopping
centre, ambulance service, fire and garbage management system
- Grand clubhouse with swimming pool, lounge, banquet hall, cafeteria,
library, equipped gymnasium and more...
- Large open terrace adjoining swimming pool for outdoor parties

Delivery:
- Possession promised by June 2010
- Delay compensation of .1% of apartment price per month

Payment:
- BDCL collected 95% of the amount by 2009 from allotees

Fast forward to March 2012
- BDCL calls for possession
- A delay of almost 2 years
- Final payment notice includes last installment of 5%
- Club house charges and a year’s membership in advance
- An increase in apartment cost claiming rise in cement and steel
prices
- Corpus and maintenance deposit for 3 years
- Unreal documentation charges
- AND NO mention of delay compensation

Ground reality as of March 30, 2012
- No power supply to apartments
- No useable or drinking water
- Site still under construction
- Construction debris littered around
- No sign of club house
- Club house location now an apartment tower
- Sloppy construction quality
- Bent and unaligned beams inside apartments
- Water seepage from walls
- Unconcealed wires running across common area
- Main stairs tiled only 2 floors, rest left cemented
- Fire stairs missing hand rails
