We started with the recovery of a pension from the Riviera Romagnola, a typical Romagna guesthouse of the 1960s, now disused.
We involved fourteen architecture firms that rethought the spaces of what has become an experimental hospitality hub, thehotel a Rimini, benchmark not only for the city and the Riviera but also for the hotel industry. DEMO is a boutique hotel unique where design is the common thread linking the 9 suites, each one created according to the inspiration of the designers. Thus an eclectic, design-driven space that has renewed the very concept of the hotel.
But why boutique hotel? Because there are only 9 suites, each one different from the other, with attention to detail that makes you welcome.

It was the first hotel constructed and opened in the mid-20th Century amid the Jim Crow laws that allowed Black travelers and workers to reserve rooms and lodge overnight in Sarasota. The Colson Hotel made its grand debut in the first African American neighborhood in the city, Overtown (now known as the Rosemary District) in December 1926.

The Alliance and a small group of community leaders and historians have been working to ensure that the property can survive the wave of development and gentrification that has been engulfing the city during the past few years.

Following the property tour, Baber said he presented the owners with a few tax credit options and preservation programs that the Colson Hotel is eligible for, however, none of those options have made progress with the owners.

Tom McArdle serves as the Historical Alliance's secretary and treasurer. A former commercial property appraiser for more than 30 years, he said the Colson Hotel and surrounding property are valued at around $2.2 million. He echoed Baber and Gilbert saying the owners have made no effort to explore other options beyond demolition and are only focused on the profit from the demo and sale.

"We feel on many, many levels this hotel is just too important as Sarasota as a whole and African Americans to be demolished. There are so many things wrong with them wanting to demolish this and not taking the time to explore these other viable options. They just seem very dismissive of them all. "

The Historic Preservation Board will consider the demolition application for the Colson Hotel for the first time today. McArdle and a handful of community members will present their case to the board to on reasons why the board should deny the demo at Tuesday's meeting.

The Preservation group nominated the Colson Hotel to join a national list of historic sites to be saved. A spokesman from the National Trust for Historic Preservations said that this year more than 100 nominations were sent in, including The Colson Hotel for Negroes. The national organization will select a total of 11 sites and will be releasing the results by May 1.

A demolition permit has been issued to demolish an existing three-story structure at 1520 N. Wells. Clearing the way for the long-awaited hotel development at 1528 N. Wells, the project was originally approved back in September 2020. Planned by Condor Partners, the project will occupy a currently vacant site midblock along N. Wells St.

Dubbed The Duke of Wells, hotel guests will have access to 4.5-star amenities including a rooftop lounge with expansive views of Chicago and Lake Michigan, a spa, a fitness center, and a world-class restaurant.

As part of the development, two large single-family homes will be built along N. Wieland St to screen the parking structure that will stand behind the hotel tower. Oriented north/south to act as the screens, the homes will render the parking nearly invisible from sight while creating new homes to close the gap along N. Wieland St.

While the project has been largely quiet since its approval, a foundation permit was issued in October 2022 with McHugh Construction listed as the general contractor. With the demolition permit issued, demolition contractor National Wrecking Company can clear the three-story structure at 1520 N. Wells from the site.
