A Case Of Too Many Properties But All Are Negative Cash Flow !!!

If U choose property as one of your portfolio, U must ensure that
every unit of your property gives U a positive cash flow.

The moment they are not giving U a positive cash flow, U have to
quickly do something to either refinance the property or let it go.

If U allows the unit to continue giving U a negative cash flow you are
actually do not do any good to your desire to be a millionaires.

Long ago I make this mistakes and I would like to remind Be A
Millionaires members to learn from this stupid mistakes.

During my days, I was rather ignorance and at the same time there were
no one to guide me.

I was a property man by accident. I used to owe 16 properties. One
bungalow in Perth, one unit of semiD factory, three units of shop
lots, 4 units of high end apartments, 3 units of double stories
houses, 2 low end apartments and two pieces of land.

Out of the 16, 5 were positive, one let to my own company, one
apartment I stayed in and the rest were negative cash flow.

We we thinking that there will be a property boom and let them go one
by one.

Since the property boom never came, we have no choice but to let them
go one by one. Now we are left with 4 units.

The ordeal of having negative cash flow units are stressfull and is
not worth the collection.

It would be better to let them go or refinance them or to renegotiate
the rental rates to a higher value.

All these nead experiences and I did not have any.

So learn from this and make sure U do not own any property that are
bleeding your pocket.

Harry, can't be more agreed with you, cutting lost is the most
valuable lesson and difficult lesson in any investment, a lesson
either turn the investor away from future investment or make him a
better investor in future.....

Just like in martial art, especially Aikido, learning to fall dwon is
the pre-requisit before learnig how to attack.

So generous of you to shall this experiences.
