Assuming that the rate of return in about 8.5% a year I looking at 8K
to 12K a month income ie: 96,000 to 144,000 a year.
This is equivalent to 1.1 mill to 1.7 mill investment.
I imagine that I have that amount of money in my Bank now and went
around for Property hunting.
To my suprise, I came across a number of these so call properties that
are under construction and expected to be completed within the next 6
months.
I choose a place in KL and close to Ampang and Gombak area. 3 story
high without lift.
I selected the corner lot and another unit beside it. The cost is 2.2
million ringgit only.
Total rentable area is 75 X 25 X 3 floors = 5625 plus 70 X 20 X 3 =
4200 = 10,825 square foot.
If I can rent at 1.50 per square foot I can earn at least 15,000 a
month forever. Well If I increase the rental by 25 cent a year I might
get an increase rental income until I die .
I was hoping that the two units, side by side, can be easily rent out
to Pizza hut or McDonald, or a bank, or car showroom and etc.
Not a bad idea. I know I can and I am planning for it. I shud had
done earlier but it is not too late.
Well anyway this is not the only property I have right now. Just
wnated to add a few more but this time it must be properly though and
planned.
