There is provision of around 1488 ha of land for regional recreation in addition to world class city level recreational activities. Based on the detailed demand assessment, 1786ha of industrial area has been proposed to be developed by However, additional, 15-20% additional land is proposed to be reserved for industrial development to meet the unexpected demand which may start coming up in the later part of the plan period due to the strategic location near NCR. With the additional land, the total land proposed under industrial use becomes ha which is 22.6% of the main city of the urban centre. However, the employment generated is considered based on the actual industrial demand only which is of about 1.95lakhs (including IT) showing industrial workers density as 94ppha. The industrial areas have been located largely on the eastern end of the city running from north to south considering the wind direction so that minimal pollution if any shall not reach to residential areas. Land use break up and hierarchy of various land uses provisioned have been briefed below: Industrial Development The main economic activity in the urban centres of the YEIDA region is proposed to be industrial development. Due to the existence of the industrial area in Mathura with large scale industries such as refinery, existence of raw material, presence of infrastructure as water, gas pipeline, there is large potential of manufacturing industries in Raya Urban Centre. Thus, the industrial land distributed covers an area of approx. 2067ha which is around 24.5% of the urban centre. The proposed industrial area will create employment of about 1.69lakhs showing industrial workers density as 82ppha. No polluting industries will be allowed to be developed as per YEIDA industrial development policy and especially due to Raya UC falling within the Taj Trapezium Zone (TTZ) and industries provision the facilities so as not to release any pollutants out of their premises. However, the industrial areas have been located largely on the eastern end of the city running from north to south considering the wind direction so that minimal pollution if any shall not reach to residential areas. Corporate Park An alternate economic zone designated as corporate park has been planned in the urban centre to have an high end soft economic activities such as BPO s, R & D centres, corporate office of industries etc. This has been provided on the north of the SH-80 and eastern end of Expressway well connected to other regional centres through road and rail network in addition to the planned Raya Urban Centres.
