Post confirmation by Mr. Pinku for possession of my Flat unit I again visited the site today , hoping all
previous snags & flaws would have been rectified and finally I would feel delighted to be a proud owner in
Possession of my Flat unit, but thanks to you traditions that Builder has been following till date it was
not the way I wanted..
Post joint visit with Builder representative with Mr. Kashif, following points were still pending although
were communciated clearly to Mr. Pinku during my previous visits.
1. I as Entered the Drawing room, Seepage marks were clearly visible on side walls, ceiling of hall near
common bathroom which will need repaint post drying up.
2. Common bathroom still two different color tiles remain intact wearing graceful interior look to common
bathroom welcoming guests , still not replaced post several reminders.
3. Seepage visible b/w false ceiling and tiles. I presume it to be way beyond tiles as it may not be visible
due to tiles underneath.
4. False sealing cut outs are yet to be replaced as there has been which has some markings.
5. Entering master bedroom stains on wooden textured tiles are not yet removed which I have been pressing
since last 4 visits since July .
6. Seepage observed on bath wall of Master bedroom.
7. Different color tiles used on master bedroom balcony and one broken tile are not yet removed , which I
had mentioned in my previous communication too.
8. Clmaps used in modular kitchen are rusted even before possession depicting substandard quality of
material being used by Contractor.
9. Wooden Planks being for Door mounting are being filled with clay at Kitchen balcony.
10.Fasteners are still not used under base support for modular kitchen , same point was already highlighted
and documented during my previous visit too.
11. Post that I just tried my hand at verifying slope of tiles inside bathroom by using a water bucket and
as assumed water stagnated near by door depicting poor workmanship that I had been pressing since day one to
your representatives to deploy skilled manpower for these works.
12. POP cornice I is still pending in entire unit as stated in Annexure-I of BBA.
13. I seen so called better sanitaryware Classica being used by other fellow residents and accordingly I
would request to kindly replace them with CERA as were shown in sample Flat during construction Phase.
All snaps have been attached for ready reference and have been duly discussed with Mr. Kashif too, I tried
to call Mr. Pinku but he didn't bothered to pick the call .
Post that I had privilege to meet some fellow owners who have been residing in society and their experience
too is not that good as far as maintanenace part is concerned.
Like additonal charges of Rs 300/- being levied for swimming pool & GYM usage apart from maintenance being
paid in advance.
Aisde GOWO Team:- Would solict your intervention on all these points and would request to issue a
notification to builder to give Holding charges as has been mentioned in BBA against delay in possession.
Also I would like to add that till date I am not liable to pay any maintenance charges or fixed meter
charges as was agreed during our meeting dated 10th Sept. too.
Solict your intervention and support on above mentioned flaws at earliest.

completion on my flat unit and handover me in navratra's so as to go forward with puja and possession
thereafter, but to my surprise today when I had asked Mr. Pinku for status , he's enquiring about tile
colours I would like so as to replace 3 broken tiles in my drawing room as they don't have same color tiles
as of now.
I have been repeatedly asking and pressing on for accountability of GOWO as well as Builder that when you
are lagging in for basic infra and backup material support then how come you are pressing people for
possession and GOWO is publishing newsletters without even visiting the site. I would ask whether post that
meeting have Col. Vijay Singh or Mr. Khanna have ever enquired about status of pending flats and for how
long will we be accustomed to such snags for no fault of ours.
I would henceforth urge both Builder as well as GOWO to better concentrate on work at ground rather than
publishing news letters and share a consolidated possession plan way forward to all concerned so as to
repose trust of stakeholders in you as an enterprise which has so far been jittery.
In the meanwhile GOWO was to constitute a steering committe comprised of members but still GOWO has already
done with their monetary gains from this project I personally acknowledge their response , so we will
volutarily share name of group members for steering committee with GOWO as well as builder to take forward
decesion making and curb further communications gaps .

I am writing this mail as I am disheartened by continual harassment & encroachment of my
rights as Customer by Builder @ Balmukunda Residency_RNE.
Although I have seen mails directed from your end in past too including this trail mail but
the way things have proceeded till date , I don't think builder is paying any heed towards
grievances redressal.
We have consistently cheated from claims of possession wherein builder has falsely exorted
full & Final dues when the society was not even livable, which was reciprocated by New letter
too stating contact builder for possession as work has been completed but status quo remains
unchanged , I am still living in rented accomodation paying rent and also paying maintenance & electricity
charges for unit for which I don't see any nearby date for posession seeing
response from builder side, as I have been consistently following them up since last 45 days
or so.
I intimated you regarding unjustified demand on additonal VAT @ 22/psf which was supported by
you too but all stakeholders were forced to pay up the amount to get registry done and as
mediator GOWO was no where to interevene.
All clients were charged at exorbitant rates viz. 9500 in name of lawyers fee & and 500 as
registry charges without any justification or intimation although same was being executed @
4000-5000 but still we bear the cost as novice.
Now Post registry I communicated to be sign-off possession yesterday as unit was completd but
scenario over there is a complete turnaround of situation.
Booking were made by GOWO citing it as G+9 project, 2 additional storeys constructed but no
communication was marked to GOWO members.
Delay on interest payment calculated during full & Final settlement on entire schedule but
GOWO remains mum on entire issue.
Maintenance charges levied from 1st July onwards when society was not even livable but GOWO
Team is not bothered.
Clients being charged over 25000/- for meter installation charges but to agony meter are not
even installed on name of Flat owners.
Local Bath fittings used but there is no one to raise the issue as most of people are
deployed at far flung locations and enrolled in this project thinking GOWO will safeguard
their rights but all in vain.
I have faced above mentioned issues personally but during conversation with other stakeholder
too Mr. Kamaldeep Gupta, Ramveer Singh, Pankaj Tyagi, Col. Maneesh Puri, Ms. Amita, Anand
Prakash Tyagi, Deepak Gupta, Ms. Chanchal and many more add up to this list who all have
invested in this Project posing their faith in GOWO to stand up on their part while they are
busy earning their livelihood, but their trust and faith has been betrayed by GOWO and I am
writing this mail post discussion with member residents of this group and would seek your
response and action to safegaurd our rights for which we have heavily paid GOWO too .

feeling great breach of trust for the following reasons;-
(a) �Project completion and offer has been compromised with the quality and standard of
fittings and furnishings, they are different from the items shown in sample flat.
(b) � Members were mislead in depositing all money when the flats were not fully completed
and ready for handing over.�
(c) � Members are waiting to get possession as the cupboards and kitchen work are still to be done.
(d) � Electricity meter are not provided in individual owners name.
(e) � Electricity charges are higher than the UPPCL rates. Elect bills provided to the
resident by Ultra Care Facility, whereas this company is not having service tax no, company
head office address and any other justification.
(f) � Power back up charges are higher and without any justification.
(g) � Flats have been handed over without obtaining NOC from GOWO.
(h) � Maintenance charges have been charged in advance without adequate services and standard qualities.
(i) � Only one lift is functional, one is under trial and Two other lifts have not even
reached the project site.
(j) � Additional 22% VAT is demanded during registration with out any valid support from Govt Side, copies
of the same not provided.
(k) � Registration not organised properly, Fees are charged at exorbitant rates.
2. � You were approached vide our mail dated 23 Jul and 04 Aug 2014 regarding VAT and general maintenance,
since there has been no reply, hence, the recommendation forming a steering committee.�
3. � In view of all above it is being recommended that a steering committee of GOWO members
along with GOWO officials should be organised on regular one to one meetings with the builder, so that all
the grievances could be addressed for speedy disposal. �Please also note that this mail is also circulated
to all GOWO members.�

1. �It is intimated by our members who have made full and final payment during Apr & May 2014 that
registry of their flats have not yet been made and now your staff is demanding some
additional tax (VAT) �@ Rs 22/- psf through telephone and saying that this tax is now
implemented by the Government and registry of their flats will only be made after making
payment of additional tax amount. If any such type of tax is imposed by the Government, why
is your staff not raising proper demand in writing. �
2. �If you are having copy of any such type of Government Orders, it is requested to forward
a copy of the same to our office on priority so that we can circulate the same to all our
members. �
3. �It has also come to our notice that circle rates of the property is being revised by the
GDA wef 01 Aug 2014. In view of this you are requested to issue suitable instructions to your concerned
staff for arranging of registry of those member';s flats who have already made final payment on priority to
avoid any extra financial burden to the members due to revision of circle rates.�
4. � It is requested that all members expect an initiative from your side as a good will

Dear Sir,
We are approaching you on behalf of all the members of GOWO, who have made all the payments,
some of them have shifted with bag and baggage, some are denied possession mostly are denied
registration. over all every member is having a very very sad experience in dealing with you
and are complaining in mass to GOWO.
Main complaints are:-
1. �Monthly Maintenance Charges. �Our members who have got possession and already shifted in
the flats are approaching this office for charging of unjustified monthly maintenance without
providing complete basic facilities
.2 ��Charging of excess electric charges. � For normal electric supply not getting electric
connection in their names whereas you have already taken Rs 28,090/- from each member for
electric connection. For all practical purposes connections should be in the name of
individual flat owners. Besides the rate of per unit charges compared to UPPCL rates is higher and
unjustified.
3. ��Power Back Up (Alternate source of energy). �Per unit charges compared to other society
in Raj Nagar Extension rates is higher and unjustified.
4. �Slow Progress of Pending Works. Presently more than 180 flats are not ready for
possession and their finishing work is slow and most unsatisfactory. Due to this members who
have already shifted in the project are facing problem and also not having all the basic
facilities which is yet to be provided.
5. ��Maintenance Charges. � Keeping in view of the above you are requested to look into the
same and reduce monthly maintenance charges of members who have already shifted till the
provision of all the basic facilities as committed.
6. � Delayed Possession. � Members who have already made payment of their final installment
in Mar - Apr 2014 but they are still waiting for getting possession of their flats as flats
are not yet ready for possession and your staff is extending possession dates again and again.
�In view of this you are requested to issue suitable instruction to the concerned staff to
complete the finishing work of their flat on priority.
7. �Delayed Charges. � As the delay in handing over of possession is on your part please
consider paying the same as you have charged for delays and also make payment of delay
possession penalty to the members as per the terms and condition of Flat Purchase Agreement.
8. � You are also requested to consider and take remedial measures as otherwise members are
planning to take up this case legally. �Please also note that copy of this mail is also
circulated to all GOWO members.
