I was wondering, what made builder to reduce possession timeframe from 120 days (30+90) to 15-May

Pl. ensure completion certificate before the possession form the
builder thru GOWO. After all GOWO has charged us 10% of the flat cost.
They should be made responsible without any doubt for the lapses on
part of the builder. Hope u all will agree with me.

I agree with you. It seems like GOWO has taken them out of  everything after they received their share in the flats... Now either they are not contactable or they tell us to deal with builder directly.

We should include them in all future activities related to taking over of flat....

Hi All,
I have a detailed discussion with GOWO as well as Builder wherein their response is not at all appreciable and post that I went on take legal opinion too via my corporate legal advisors .
What they have sugggested is take posession of flat first and then collectively take up this matter with GOWO as well as builder legally in the meanwhile you all will be having possession of flat too, else once you start this matter or decide to take it up legally, possession of flat in anyways will not be given to us till all this is sorted out.

Your opinions solicited in this regard.

Agree with Hemant ji's view regarding completion certificate.

The builder is adamant for payment as per demand letter. To avoid further penalty/interest,  I paid full and final payment to builder after adjusting small amount on interest.

Dear fellow members,
Would request not to pay any amount as of now, till the flats reaches near possession because still lots of work is pending and could take 2 more months to finish. We can collectively negotiate, else all of us will fall apart. However, its individual discretion. 

Please keep posted, who all are clearing all dues pending towards the builder.

As per latest Allahabad High Court, builder must take consent of existing members for additional floors. Here, in our case also builder has extended two additional floors without asking us... we stand a better chance to negotiate. 

It would be better till the entire work finishes, and negotiate at that moment only to avoid delays at builder's end as per corporate legal advisor also.

I also agreed with other's opinion. We should take up this matter with the builder and should negotiate for interest about late payment as builder does not take any NOC from residents of the BMR who has already booked/purchased flat. It is our right to get concession on rate or wave-off of late payment interest. If you are agreed please give yourviews.

Kindly inform if any development has taken place in connection with interest levied by the builders for delay in payment of instalments without giving any warning in the past. I have seen all the earlier notices and find that every notice has mention of NIL dues for the instalments paid and demanded the fresh instalments. It clearly indicate that there was no interest due on the instalment money paid in the past.

Pl provide info on the above.

dear all, Today I had visited the site and found it will take minimum two to three month to finish the project. it may take more than three month. One or two lift installation is under process. parking is still under construction. Registry will be chrged @ 7% of current circle rate which is approx. Rs. 26,00,000.00. Please update and get it clear.

I checked with LIC housing also, they have disbursed final/last installment amount without completion certificate.

As per the latest mail by GOWO, around 20 members have moved in, while ~50 have cleared all dues.

Please let the remaining members know, about the negotiation points where builder have agreed like interest charges, advance maintenance charges etc.

It would be of great help for the remaining ones.
