The only land that's cheap is worthless desert with no water and no services.
Closer in, land is selling for $250,000 an acre for unimproved desert. That
is typically divided into around 10 teensy lots for houses, meaning that the lots
alone, unimproved, cost over $25,000. I have seen some lots WITH improvements in
desirable custom home areas selling for $125,000 or more, which matches that of
more built-up Eastern states.

You left out the fact that a lot of that cheap land actually
has NO ACCESS... unless you have a helicopter you can't get
to the land legally... no roads to it and surrounded by a
ring of private property.

One of these is 13 miles north of Kingman,and 40 miles east of
Bullhead out in the desert and Route 66 died about 40 years ago when
I-40 was built. It probably has no roads to the property other than
jeep trails. It would be a great place to visit and camp out on once
with your ATV, and then you could pay taxes on it forever. It could
get to 125 in late June but the winters are nice.
The lot in Douglas would be better, you would be right on the Mexican
border.
In the late 1880s Douglas was the largest town between St Louis Mo.
and San Francisco. They demolished the smelter there in the early 70s
because of enviromental rules after spending millions to clean it up,
and moved 45 miles into Mexico where there are no rules. There is
little work there other than drug traficking or being a coyote. It is
mostly a flat grassland with good gramma grass if your in to cattle,
but then you need sections and not a lot.
The do sell good Tequilla in the bar at the historic Gaddston Hotel,
if it has not burnt down yet.
The lot in Willcox is in the Willcox Valley about 40 miles NW of
Douglass and Willcox is the home of Rex Alan. It is also a flat
grassland at about 4,000 ft. On one side of the Valley is the
Chirciahua Mts. and the other side has Cochise Stronghold in the
Durango's. The Willcox Lake they mention "formerly known as the
Wilcox Bombing and Gunnery Range" can be 40 miles long and 30 miles
wide when it rains and 2 ft deep in the deep parts, so don't land a
sea plane there.
Greater metro Wilcox the hub of the region, boasts a Safeway store two
truck stops, "the new one has a Taco Bell and Dairy Queen inside" and
the famous Rix'es Bar with the 12 foot rattle snake mounted on the
wall.
A better site would be 20 miles away at Sun Sites where you can get a
nice lot on a good golf course with nice houses around and the weather
is great.
A good retirement place if you don't mind driving to Tucson to shop
but other than the Cochise Power Plant, or rasing cattle or Ostrechs,
or picking Wilcox Apples there isn't much else.
If you like high land prices I suggest you move to Phoenix where all
the transplanted prune pickers now live.
Better yet stay where you are as Ariz is hot dry and rattle snakes and
gila monsters and black widdow spiders might get ya. Or you could be
robbed by desparados from accros the Mexican border.
Arizona is over populated and over polluted with prune pickers and
eastern city slickers and coyote traffic transplants already.
In short, Arizona was a nice place before AC.

mile off I-40
This is in the Sun Valley and a part of the historic Hashknife Ranch.
Once owned by that English Earl Dude, that started the range wars, and
killed the poor Texas cowboys just for russlin a few head, that Zane
Gray wrote about so they could make western movies. That should make
this premiem property for Engish Dude types.<G>

They're all in the middle of nowhere. We've got lots of land here.
Buy out where there's no water or services and it's still
inexpensive.
