Gayatri Pariwar members of Bangalore have planned to build an apartment complex, which would be like an idealistic model for the society. The scheme is primarily for Gayatri Parijan but is also open to similar like minded people. We wish to build a complex where people live simply and think highly, where people think for society and contribute their time, effort and provide financial support for betterment of society. The apartment complex will have a temple along with Gayatri Chetna centre, through which all activities of Gayatri Pariwar would be conducted. It will have halls for meditation, library, common kitchen place and rooms for Parivrajak. The complex will have a yagya shala and we plan to run regular sanskar classes for children to understand Indian culture. Overall it will have a very spiritual atmosphere like at Shantikunj. The residents of Bhagvati Aanchal are expected to not smoke and not consume alcohol and not eat any nonvegetarian food within the complex. Residents are required to contribute in social activities and live sattwik lifestyles.
We have located a land in a place called TC Palya near KR Puram. Basic floor plans for apts has been created and we are trying to advertise for this through word of mouth. The prices have been kept very reasonable so that our parijan can afford the apts.
 
You are requested to join us and purchase an apt in this unique complex. Your support would go a long way in making the project a success. Also, if you could suggest a few more like-minded people who can join in, it would be really nice.
 
1. There will be essentially 30 apartments on each of the four floors, plus ground floor for parking.
 
2. In each floor, there are 26 apartments with two bedrooms and 4 apartments with 3 bedrooms. 2 Bedroom apartments are of varying sizes from 1100 to 1200 sqft carpet area and 3 bedroom apts are of about 1580 sqft carpet area. Each apt is carefully designed for maximum space utilization. Hall, kitchen, and bedrooms are all quite big in size for comfortable living even in smaller size apts.
 
3. The beauty of the floor plan is that there are no common walls between apartments. This ensures perfect ventilation for each apt and is a concept rarely proposed by any builder! Corridors are very spacious and a lot of common area would be open from top to let sunlight and air in (but no rain water!).
 
4. 4 staircases and lifts will be provided which will be accessible to each apt very conveniently. There is a plan to build a gymnasium and a badminton hall on the terrace.
 
5. Sufficient area has been left around the building area to develop a jogging track as well as greenery with flowering plants and herbs. In any case, the adjoining plots have a lot of greenery all around! There is space provided for kids play area also.
 
6. The apts will be very reasonably priced as compared to market rate. This is because builders' profits will be kept to the minimum, and we ourselves will monitor the whole development closely. The price for each apt along with payment schedules is given below.
 
7. Calculation is straight forward:
(1) per square foot rate is Rs 2650.00.
(2) Rs 2.25 Lakh for car parking + amenities including childrens play area, gym and indoor games activities and hall,
(3) about 7% of (1)+(2) for electricity and water connections,
(4) Registration and service tax depending upon declared value (about 10%, but could be more)
The variability in pricing would be about +/- Rs 1Lakh depending upon circumstances.
So for 1100 sqft plan, pricing would be 2650*1100 + Rs2.25Lakh + 7%+ 10% Registration + service tax = about Rs 37 Lakh.
These are really great prices compared to the real estate rates all over Bangalore. However, these rates are applicable only for early buyers. As time passes by and project starts up, the pricing may also keep going up. So interested people will have to hurry up.
 
Since temple is also being constructed as a part of the complex, some donation is expected from all the members who buy apartments. However, we need to clarify here that the costs given above are only for the apartments that you would purchase. Kendra construction is not included here and donations for that would be voluntary!
 
8. DATES and ADVANCE AMOUNTS : The project needs to start very quickly. Interested people need to express readiness by depositing nonrefundable deposit of Rs 1 Lakh wd have to be paid for confirmation. An advance amount of about Rs 10 lakh for 1100 sqft area and about Rs 14 lakh for 1600 sqft area wd have to be paid by April 2013. This money would be used to purchase the land on which construction would be carried out.
