Maps or Locations of CLT or Co-Housing projects in Australia

Hi All,

We are exploring functional and existing (and in progress) co-housing and CLT models in NSW.  Is there a map or a reference somewhere that has the existing villages or communities (or those in vitro) that we can access?

Is this part of the CLT website plan Michael?  Understanding that some may not want to be that 'public' if they are being innovative!

This map only has a very few of the CLT's included - is there anyone or any organisations that have more detail?


Thanks - look forward to seeing more progress this year with regard to innovative funding models and collectives getting off the ground!

It's a live map, so can be edited by clicking on the pin icon and dragging it to where a CLT needs adding. Please feel free to add in missing projects and organisations :)

Otherwise, Kerry, Rose, or I can add pins if we are sent details of groups and projects.

These are all clt's in name only right or do some of them have permission to hold land in trust while the building are individually owned?

Perhaps we could colour code them?

- Established or registered CLT's (as is now)

- EOI open (for new groups) - with a contact for anyone interested

- CLT concept in progress? - with a link to their project?

Would be keen to see more added (there are many more) - but not sure how we can get each of the groups to add their details?

This is a good question - as to how or if CLT network should be 'defining' these .... personally I would like to see clusters of people able to co-exist happily and explore the models that are working!

Not to be set in stone on a idealogical definition that excludes some innovative models - and understanding there are some bad (unfortunate) examples of all of the above as part of history.

Michael - can you include an CLT EOI in the website - so that they can be colour coded as EOI stage, formation, formed, existing etc etc?

ACLTN committee are working on Australian definition for CLT models and all the content and work that Louise, Peter and the team have done over the last 12+ years promoting the model will all be free resource on the AustralianCLTNetwork.org.au website once we launch 

The individual definitions for these models are important while dealing with national and state planning legislation, ASIC and ATO in regards to advocacy 

A CLT at its base needs to be community led and perpetually affordable which the model above isn’t

Also as Derek has been showing with all the good work he is doing in the space, from a legal standpoint it’s even more important 

All the other innovative models from co-housing to intentional communities, it’s important that the local communities, potential purchasers, investors and local council and planning authorities know what is what and why

It is also important from a national construction code perspective for the build design and compliance to know what the building classes are etc etc… there’s a lot involved

Also just to highlight why the CLT model of perpetually affordable community led property as a sector is so important is it’s one of the only models that take the property out of the speculative market where all the others are just kicking the can down the street

If we build a million houses of the other models tomorrow, the very day after, the problem with housing affordability and wealth extraction out of communities would start it’s next cycle

Just looping back to this as I was on leave in January and didn't see your points about colour coding of the CLT map pins and how groups can be added. 

Currently they're colour-coded by State, so people can find their local groups. Colour-coding by stage may have use, too. We can re-visit this post the launch and AGM, as planning those has been taking up a lot of people's time. (Also a reminder to register for the launch at https://events.humanitix.com/world-clt-day-acltn-launch.)

If you are aware of any CLT groups that would like to be added regardless of their stage, please get them to email me directly on l.crabtree-hayes [at] westernsydney [dot] edu [dot] au and I can put them on. The groups that are on there are very diverse in terms of their stage and form, although all are driven by the dual CLT objectives of community benefit and permanent affordability.

No worries Louise.

Would be interested in hearing or connecting with any CLT or co-housing groups in Moruya area.

Happy to help with adding to the map - but may be easier if I send through the groups so they can be added by admins.  I am not 100% on the 'only adding regulated CLT's' given there has not been much definition to date.

Sure - just send through any groups. There isn't a requirement to only add regulated CLTs, given there's no regulation or definition. The Network will be advocating on this issue. Currently, inclusion on the map is based on the groups' stated purposes or missions.

If it's easiest, just send details to my email and I can add groups to the map.

Hi CLT network. Can anyone advise - if CLTs in Australia will soon have a clear definition, is this network going to branch out into cohousing generally and provide something of an umbrella for connecting people to housing possibilities? Or will all the non CLT defined cohousing projects drop off the radar of this network as the CLT definition becomes separate to other models?

Happy New Year.

This group and email list has always been about community land trusts. It sounds like Cohousing Australia might be the network you are seeking, if you are specifically interested in cohousing. If/when an Australian definition of CLTs is established, there may need to be a discussion about the purpose and focus of this list, or members who are not interested in CLTs might choose to leave the group if it is not of interest.

The issue of scope is ongoing. For a long time, there have been posts submitted to this list that are not about CLTs but are about other models, building techniques, or other, broader topics of sustainable, affordable, and/or community-led housing options. Those are all valid and important things to discuss, but this group was not set up for those discussions, so those posts are rejected to keep the focus on CLTs as entities for community-based development including permanently affordable housing.

If the scope is felt to be too tight, there probably needs to be a discussion or poll about whether members want this group to be focused solely on CLTs, or include other models and issues. If the latter, and if Cohousing Australia isn't seen as an appropriate option, I would suggest that a separate group might need to be started with other moderators. That could perhaps use the term "community-led housing", as that is the most commonly used umbrella term for the overall sector of CLTs, co-ops, cohousing, intentional communities, self-build, etc.

I don't mean to shut down discussion, as I am a longstanding advocate for community-led housing in its many forms. In fact, I wrote a glossary of community-led housing, which you can download at https://doi.org/10.1080/19491247.2022.2155339. I am just reiterating this group's stated purpose, which is "the sharing of ideas, resources, and energy regarding the establishment of community land trusts in Australia".
