Sorry gw lagi jarang masuk hotmail soalnya sekarang nggak bisa akses di kantor.
Anyway my position is not too bad lho... khan udah cuci gudang December lalu...
Anyway, there is still a way of making money in the falling (depressing) market lho.
 
1. Khan ceritanya financial market lagi debt overload neh. Jadi US (and maybe the whole western world) are bailing out financial companies ..
Bailnya pake apa? Yahh kalo nggak nerbitin utang lagi (bond) ya cetak duit ... Nah kalau money supply overload, yang ada currency (USD) bakal devalued (lagi). Nah kalo udah begini yang ada orang bakal lari to the oldest investment in the world ... Gold.
So, when last time market went down 400-500 points in wall street and 3-4% in AORD; guess what went up?  GOLD securities (also traded in ASX) went up 11%!!!!
2. Short sell Macquarie and Babcock Brown ... hehehe. Tapi udah dilarang tu di US.
3. Buy Hybrid. E.g. Hybridnya Fairfax (e.g. yang punya SMH, AFR, Age etc), you get 10% annual yield; approx 16% pa return if you hold until maturity.
4. Buy industrial and hold .... Their valuation is ok now and the yield is definitely better than property.
 
Note: I tried any of my advise dengan hasil yang yahud except no.2 hehehe
 
Now What not to do ..
1. Don't buy financials... It looks cheap but if tomorrow they announce another several hundreds write down... it wont look cheap anymore.
2. Don't buy resources.... Its just another bubble waiting to burst.
3. Don't buy any company with small current ratio or highly leverage company.
 
What I am still unsure about..
Property ... Remembering that this crisis is now officially been called "asset bubble" crisis; I wouldn't bet my money on property (yet). I am on the pesimist side that believe that property market in Australia is grossly overvalue e.g. average housing is 6x average income as compare to US which was 4x. Remember that what happen in US normally happen in Australia (several years later).
On the contrary, I had this view since 2002 this could just be me... lol

tapi seriously, kayaknya stock market emang lagi parah yah? is it lebih parah dari the last crash (awal 2 taun ini kan ya kalo gak salah)
Meriton blom release sekarang, tenang aja, gw kasi kabar deh sama listing pricenya kali aja berguna buat planning or something...i would expect its about 380k for 1 bed no parking and 420k for 1 bed with parking.
HArganya udah pada segituan sekarang. But having parking is a good investment in that area (specialy for 1 bedder).

Linknya emang blom aktip...kata sodara gw baru 2 mingguan lagi baru nyala.
Iya lah Wid...marketnya lagi gak sehat... cuman traders sejati aja yg bisa "turn on" ama keadaan sekarang.
Gw sendiri juga lagi bikin hobi sendiri...
kayaknya bagi gw, gw mending nyari yg aman2 aja deh..

gw siy ngeliatnya gara2 suka rese...ama negara2 laen...kualat deh..

Iya gue juga sudah gak sering2 memantau pasar, krn volatile abis, mending latihan Guitar Hero aja dulu dehh hehe

Untung dulu tips2 dari Bung Adhit cukup yahuudd ttg bank shares.. gue dulu nyaris beli.
skrg liat tuh bank shares discount habis2an..  terus terang gue tempted utk getting back to the market.
tp di sisi lain, my stock picking skill is not up to scratch...

Tapi terus terang berita2 dr US menarik bgt nih. Mirip sekali spt jaman krismon dulu..
Amerika gitu lho, siapa yg kira bakal spt itu.. 

Gw kl beli property most likely buat ditinggalin sendiri. berhubung anggota keluarga mau bertambah satu.
Dlm waktu dekat sih blm ada niat beli bung, berhubung yg terkumpul baru recehan2 nihh (yess!! ketemu $2 coin di bawah sofa ;)...
Tp next year mungkin bakal di revisit lagi plan nya. Melbourne prop market lagi stagnant, which we hope to continue..
Wait n see dulu lah..  At the moment, I'm happy to park my cash at the "backyard" ;)

Wah kawan, udah mau beli satu lagi nihh ;)  emang kaum DINKS di Sydney nih... work hard play hard!

Gile juga tuu orang udah kayak peramal taun baru ajah...hebat hebat...shocking juga si denger britanya.
 
Iya nih kawans pembahasan memang sepi abisan gw sendiri juga lagi gak memantau pasar.
Yg gw pantau justru pasar malem yg jualan martabak, mie ayam ama teh tarik.
Di Sydney ada restoran malaysia-MAMAK (warung Style) enak loh..murah meriah.
 
Masa, shares gw yg di Oxiana dan Zinifex kan dilebur jadi apaa gitu, mending kl jadi bubur sumsum...ehhh ini malah turun lagi harganya...set dah...rugi bandar.
Jadinya gw mengalihkan future duit investment gw yg mini ke Gold (mumpung mura juga sekarang) dan possibly properti.
 
Kawans, cuman mau ngasi kabar...jikalau masi tertarik buat invest di property, Meriton (the most trusted developer despite their reputation for having "generic quality") will develop Zetland Area and Victoria Park (I love this area).
Mereka bakal bangun resindential and commerical (mall) di daerah VP and green square.
Nah mereka lagi bangun display di Victoria Park namanya victoria Square (websitenya blom ada tapi bakal ada di victoriaparksq.com.au.
 
Gw sendiri tertarik buat beli investment properti disitu...what best is its off the plan..so meaning bisa nabung buat the 10% depeh. development usually takes about 2-3 years so enough time buat saving. tapi teteebb harus bayar buking fee biasanya.
Biasanya kl daerah yg di develop ama Meriton itu turn out to be okeh punya...
Gw sendiri si not really a big fan of Mr Trugobof Meriton tapi reputasi speaks for itself. 

Memang sekarang blom ada informasi buklet ttg ini, but I will definitely get some in the next 2 - 3 weeks.
