Dear Residents, 

I would like to share one  e-mail of Mr Mehra, EIPL for  updating  on the increase of maintenance charges.

As you may notice that the details as required have not been agreed upon to be supplied by EIPL to AURA, we will keep on  following it up and would like to take it to some logical end.

Dear Mr Mehra,

 

Refer to your trailing mail dated 21st November 2014 and request of the undersigned to put the unilateral increase of maintenance charge on hold pending examination/verification and due diligence by our HoTo committee of the alleged increase of payouts and expenses on maintenance as claimed by you.

 

We have not yet received any communication from EIPL on the subject. We presume the action to withhold the unilateral increase has been initiated by EIPL. 

 

It is also pertinent to mention that residents are seeking clarifications/clarity on the status since the monthly maintenance bill for November 2014 will now fall due for payment and they do not find any merit or justification for the communication sent by EIPL which was rather vague and ambiguous on the alleged increase of charges. Also many of the residents have reported that there are orders of the Hon'ble National Consumer Redressal Commission directing EIPL not to charge maintenance beyond Rs 1.95 pending adjudication of the Court case. 

 

Keeping all these points in view, we once again request you to issue a clarification on the subject for the information of residents of Utopia.

Thanks for reverting on the captioned subject. Though the chart sent by you indicates increase in value of services but the same requires due diligence from our HoTo Team. The basis and justifications for increase in the maintenance charges needs to be discussed based on due diligence.

 

We would like to visit your office soon with prior fixation of appointment in order to discuss the matter and look into the details of claimed expenses. In the mean time we request you to put on hold and do not implement the increased charges as notified on the display board on 18/11/2014.

 

This is without prejudice to the rights of the Residents of the UTOPIA.

In reference/response to your e-mail dated 19th November, 2014, we wish to convey that maintenance charges have been upwardly revised as there has been increase in various input cost components like minimum wages, electricity, AMCs etc. The maintenance rates of Rs 1.95 per sq.ft were fixed in 2010. Now it has been increased to Rs 2.50 per sq.ft, i.e. approx. increase of  28%.

 

Given below is a  table indicating the comparison of the per sq.ft rate of  few major items in the years 2010 & 2014  which justifies the increase in the rates.

 

In case any further clarifications may be required, you are welcome to visit our Corporate office with prior intimation and meet up with our team to understand the basis for increase in the rates.
