Basement for rent

I have a 600 square foot fully furnished basement that will be available August 1st. It has a private entrance, and bath and shares the kitchen with the upstairs.

The place is located in North Petworth Georgia Ave and Longfellow, so as far as getting to AU there is a E4 bus a block away that goes to friendship heights and then AU is one metro stop. There is also street parking(off street parking may be possible) We are 2 blocks from Wal-Mart and there is a nice farmer's market within walking distance on Saturday. And some cool bars and restauants close by.

We are close to good bus lines 70,79, 52,59,etc S buses, but a bit of a hike from the metro.Closest metro is either Petworth or Fort Totten both are about a 6-10 minute bike or bus ride away.

I am a middle-aged attorney (and AU sis alumn) and i share the upstairs with a 30 yr old Geographer, soon to be AU student. It is a pretty quiet household, as we work a lot, but we are both friendly.

The rent is $1250/ month plus utilities ( which can be paid either as a $95/mo flat rate for one person, or we can figure out the actual ----1/3 of everything-- it varies slightly depending on the season) We have basic cable with hbo, internet, and a cleaning service for the common areas (the cleaning lady will clean the downstairs space whenever requested for an additional $20.
