Hi guys,

Couple of updates from my end:

1) My agent has finally received the brokerage fees from Saaga.

2) I spoke with Bhavin and he said that they expect to receive CC for Asttoria by Mar-Apr 2014 time frame. At the time of booking I was told that CC would arrive by Dec 2013.

Anyone has any other updates to share ?

Yes. Saaga Infraprojects has received the IOD (Intimation of Disapproval) from municipal corporation. For those of you who haven't heard about IOD before, please check the excerpt below:

"An IOD is issued to a developer after the redevelopment plans are submitted to the Building Proposal Department of BMC. The developer needs to comply with certain requirements and obtain clearances from Environment Authorities, Tree Authorities, Fire Officer etc. Only after the clearances are obtained, the developer gets a commencement certificate (CC). All these clearances are necessary before getting the cc and after getting the IOD.

If the developer fails to get all these clearances the construction cannot commence.

However it is seen that the buildings are demolished on the basis of IOD even when major clearances are not obtained."

Bhavin just told me that the demolition of the building might start 45-60 days from now as they need to vacate the building. They have the NOC from MHADA so it should not be a problem to vacate the building.

Yes, even I heard so from other sources.

I guess the rates should hover around 9700-10000 psft by the time they start their construction or do an official launch.

In any case, I don't think there is anything available below 9k psft in Borivali E area.

I remember Bhavin had told me in the past that they were going to receive current residents development IOD 2 months prior to the IOD for Astoria, that is how their MOU has been signed with the current residents there.

So are you sure whether the received IOD  is for current residents development or for Astoria development ?

Guys,

I just called their office as a new buyer and their sales team gave me the following info:

1) Work will begin in 6-8 months with final possession mostly in mid-2018 (they said we are trying for mid-2017 but most likely it will get pushed by 1 yr to mid-2018 for all practical purposes) 

2) 40% of people from 8 old buildings have vacated, they have been given a notice to vacate in 3-4 months

3) Base price currently is Rs.10,000 psf + Rs 37 floor rise (no 2 BHKs available below floor 28 and 3 BHKs available above floor 8)

4) They will do a formal launch in 3-6 months and their prices will rise again at that time

5) Car parking is currently 7 lakhs

The ongoing Rate at Borivili is around 12000. I sense this will be their way to reach a launch price of approx. 12000. At 10 K, you will still find good lot of investors.

 

What will be imp is two things:-

 

1.     Vacating of all the tenants

2.     Launch of the project

 

These two things then removes the ambiguity.

 

I am equally inquisitive about the above two.

I spoke with Uday Thakkar at their sales office and he told me that they have stopped booking right now. 

There is a meeting within a month between builder and the current tenants (probably current tenants are demanding more after delay?) after which they plan to sign an agreement and then tenants will clear the building after which the demolition work will start. Once demolition work is complete, then CC for Asttoria can be done. The fire clearance certificate for Asttoria is done.

Share any updates if you guys know more...

Any news on the project ? Last month they told me that the builder is going to have a meeting with current tenants to agree on MOU an then they will start vacating the remaining tenants.. do you have any other information to share ?

Based on how things are going, I dont think the work is going to start before December 2014 ..

Yes, I received a similar call from Asttoria.

They mentioned that it is just a one time option and there will be no exit possible if people don't avail of this one. Also, they mentioned that they are just returning the capital without any interest.

On the project front, they told me that it will take another 4-6 months to start the construction and TCG (Real Estate Private Equity) who had invested 150 crores in the beginning of the project are still with them.

Any more update on the project? I called Space office and the lady or there said 2-3 months more, then I spoke with Uday Thakkar and he said at least 2-3months or may be 5-6 months also. Then I spoke with Bhavin's boss Mr. Chandrakant Vithlani and he said they would have the clearance by Feb 15.

Not sure if any of your received any latest updates on the below. I spoke to Bhavin from Space realtors today and understand that there are no fresh updates and now there is seems to be problem in withdrawing the initial deposit as well.
