Dear All,

This mail is nor to complain against anybody nor appreciate anyone.

I could not express my views in last GBM and hence describing them here.

Below are my suggestions for association before we go for any agreement with lift OEM vendor.

  1. We are going with Non comprehensive AMC – We should have some SLA for critical and non-critical calls. Basically, if a lift is not working its critical call. If it’s working with some noise or malfunctions it will be called non-critical.
  2. SLA to be monitored with a register with association or whomever is responsible for this task.
  3. Since we are going with NCAMC, we have to have rate contract of some commonly failed or critical items. This will reduce the timeline of getting offer from vendor and raise purchase orders incase of any product failure.
  4. Every lift should have a checklist pasted or maintained in a box file which will have monthly and quarterly preventive maintenance reports.
  5. Service reports / Quarterly preventive maintenance reports to be kept safely in a box file.
  6. Quarterly PM schedule to be shared by vendor and vendor has to stick to it.
  7. Since it’s a big order for the vendor, we may ask them to deploy a man power on daily basis at VBHC.
  8. We can add penalty clauses to SLA bleach cases.
  9. Standard work method statements and check list to be shared by vendor for quarterly preventive maintenance activity.
  10. Lifts to be integrated with fire alarm system. Lifts to be grounded once fire alarm is activated.
  11. Vendor shall create awareness by conducting lift safety awareness training at least once in a year.
  12. All above clauses can be added to the agreement. 😊

Owners can visit and review your Block lift service reports available in maintenance office. Discuss any queries related to maintenance of lifts and Service reports during the meeting with Kone representatives & Engineers.

All available service report hard copies are in maintenance office.

Thanks for sharing these constructive points.
We are having a meeting with Kone Vendor on this coming Sunday.
We will put forward all the operational level agreement during this meeting, we also have sent open invitation to all owners.
Any owners who are willing to participate in discussion with vendor and contribute on these operational, contractual expectations are most welcome!

Nice points Arindam Ji.

What about the past when lifts are not working for a long time and they have not done any safety precaution on any lifts that point also we can negotiate.
