Lifts AMC and Quarterly Invoice
Dear Owners, Board has decided to continue/renew the lift/elevator standard AMC(*it excludes Materials cost) with the existing Kone vendor after due diligence and evaluation of quotes from other Vendors. Kone has reduced the current year standard AMC contract value to approximately 50% after contract negotiations with association board members. Refer to the attached AMC copy for more details.
Two bills are raised by the association this time: 1. First bill is for lift/elevators Annual Maintenance Contract (AMC) cost which was never factored in earlier regular association maintenance dues . This is a one time cost @Rs 3sqft for the period of one year from July 2017 to June 2018. Contract with Kone expired in June 2018 for all elevators till phase 5. For continuation of lift operation we will have to sign the AMC, money collected will be used only for clearing backlog payment and for signing new AMC with Kone. Without a valid AMC continuation of lift operation is risky and a safety concern. Note:- For any kind of major repairs or spare replacement we would expect respective block lift AMC amount should be of 80% paid to association. Untill then that particular block will be kept on hold for service request.
2. Second Bill is a regular advance quarterly maintenance @Rs 3sqft for the period of October to December 2018.
