Yes we do have abseiling anchors in place, and I am advised that they can cover the whole building.

The quote needs to be for all the external painted parts of the building but excluding the metal roof which we are doing in conjunction with some roof repairs next week

Hi Richard,

I did a visit this morning as I was already in the area.

Got a good look at it and will need to use our counter weight needle anchors on the top balconies for the front as the ropes have to go over glass.

The back has the metal roof and huge gutters.

The gutters we can protect with special guards.

My question is do you have any rope access anchors on the roof?

If not I have to calculate them in to get safe access.

Let me know then I will be able to do a full quotation.

By the way had a call from another company wanted our help to pressure clean your building. Told them that we were approached directly.

Cheers

Hi Richard

Are these quotes for consideration by the committee at our next meeting or were you planning a flying minute?

Pam

Hi Richard

The flying minutes usually have a paragraph or two with background/explanation as all owners receive the flying minutes.

Hi Pam

Re Motion for approving variation payment to Ronny Brack

During the course of the current replacement of the guttering to the southside of the building,it was discovered that the “C section” which was hidden behind the guttering and facia panel, was badly corroded.

This could not reasonably have been forseen by the contractor at time of quoting. A decision needed to be made on the spot whether to replace this “C Section or put back badly corroded section and thus put at risk approx $14,000 worth of work. It was therefore decided to put new “C Section in.

Re Motion for Building Washdown

It is recommended that a washdown be done every 2 years as a minimum, we are presently well overdue. Of particular concern is the early evidence of corrosion , caused by salt deposits,

to the underside of roofpanels under the eaves, which really should be done more frequently than the total building washdown.

Motion for Concrete Forecourt/Car parks/ southside pathway & two set of stairs to be  pressure cleaned.

It can plainly be seen that this needs to be done, at the recent Managers review it was suggested that this needs to be done every 6 months which makes this pressure clean well overdue.
