Hi  All

 

I have forwarded two quotes for the building washdown, which is well overdue. The quote from R.A.S. seems to be excellent value as we had expected and budgeted for about $3000.

 

This quote includes all external painted surfaces, walls and building. Front balcony walls and ceilings, back balcony walls and ceilings.

Not included entry passageway leval 1.- Ceilings over centre unit Linais levels 1 to 4.- Roof which has only just been done.

 

It is important that the underside of the eaves be washed down as soon as possible to avoid further degredation of the roof.

 

  R.A.S. were the subcontractor who did our abseiling paint work ,so they know our building and abseiling anchors. The quote from Gecko is really not worthy of consideration. I have also provided prices from R.A.S for pressure cleaning the front forecourt/3 car parks/Southside walkway back to “Salt” & the sets of stairs to the pump room & the garage, this pricing seems to be very competitive, and again the work is well overdue. At our recent managers review it was recommended that this pressure cleaning be done twice a year.

 

I therefore recommend that we accept the R.A.S. quote for $2,640 to do the building washdown & pressure cleaning of external concrete surfaces.

Could you please prepare a flying minute asking for approval from the committee for the following expenditure.

 

1.       To Ronny Brack {roofer} a variation  payment of $1,303-50 {Incl G.S.T.} Being additional cost of replacing badly corroded, customised , galvanized “C” channel , flat plate fittings, and foam infill,to full length of southern side guttering .

 

 

2.       To R.A.S  $2200-00{incl G.S.T.} for the building washdown

                          Or

                             $2640-00 {inclG.S.T.}for the building washdown and pressure clean of external  concrete car parks /hardstand/paths/stairwells
