Roof/Gutter Maitenance

Unfortunately our maintenance programme has been destroyed day #1 by Lysaght, who have delivered damaged guttering, which will have to be re-manufactured, causing us delays.

 

Instead of pulling the scaffold out on Thurs 16^th, we now plan for it to come down Mon 20^th.

 

After pulling the existing gutter down we have found:-

 

1.That the “C”Channel behind the fascia is badly corroded and needs to be replaced. Not just my view, but  shared by the roofer & the painter on-site. This channel ,in our case ,has to be custom made by Lysaght.

2. Due to the exposure of strong southern winds and rain, and the minimal roof pitch, we need to install foam sections to protect the new “C” Chanel going in. This is not normally necessary and was not fitted when the building was constructed..

3. The top & bottom internal roof linings which fit around the “C” section are corroded and need to be sanded back.

 

I have had to make an on the spot decision to proceed with these items , which I estimate will add a further $1200 to $2000 to the project.

 

Once this project is completed I will advise final costings

Clearly any corrosion has to be removed/repaired. As a committee member and apartment owner I approve of the extra spend.

Let's hope ther are no more major surprises as the work goes on.

Are the guttering suppliers liable for any extra cost sustained by prolonging the scaffolding? Just wondering....

Guttering replacement now completed, with no further surprises!

 

Thanks to roofers working on Saturday morning to finish the job, we will not be liable for any additional scaffolding costs.

 

Scaffolding booked in to be taken down on Monday.
