Has any one paid the second demand after excavation and other queries

First of all I would like to thank the moderator and the active members for sharing valuable information regarding the project and its status. These information has a lot of bearing for people who are not located in Bangalore or out of the country as me. My dad who lives is Chennai is taking care of the communication with Arvind group for my flat G703.

I know everyone would have received a notice for the second payment which is supposed to be given after the excavation is completed.

I also heard from some one in the group that it is actually not completed and only around 60% is done and Arvind is already pushing for second payment.

My questions are below. I would really appreciate if some one could spare 10 mins and reply so it benefits others too.

1. I saw discussion on sharing the legal costs and I was also interested in sharing like other as i couldnt reach anyone lawyers in Chennai who could read and verify the docs written in Kannada. Is       the Legal work all good? If anything is missing then what is that so that I can ask the builder to give it and put pressure in other means. 

   When my dad asked for additional documentation the builder asked what documents are those.. ;)

2. Has any one paid the money already for the 4% considering the legal papers are not enough but believing in Arvind's reputation? There shouldnt be any problem but just wanted to confirm.

3. If the legal paper work is not sufficient and Arvind is not able to give all the docs as requested by the attorney will the builder give all the money considering they are at fault?

4. I also heard that Arvind acquired the land as a whole form people who bought this as plots several years ago in that village and those papers are missing?

5. Finally whoever is the admin for the whatsapp group can you please add me and others who have been sharing their numbers :) ?

I also have the same question. Builder has raised demand notice for the second payment. I'm hearing that the excavation work is not 100% completed. I see from other threads that few folks have made the second payment. What is the actual state of the excavation work? Is it really completed?

Hi,

It is general practise in Bangalore that builder gives legal documents and enter Agreement after receiving 20% payment. hence i paid balance 5% and took documents and draft agreement. If there is any legal issue the builder is bound to return the money without any interest. The project got approved by AXIS, HDFC and SBI is about to complete their verification hence i want to enter agreement after getting SBI's approval
