First of all Congratulation to All Arvind Sporcia buyers group members....Please share your views why did you buy in Arvind Sporcia....

I found these Some Big positive about Arvind Sporcia Project...

1) Providing Booking From with terms and condition .otherwise other builders give 1 page basic terms and condition form....Main terms and condition comes in Sale Agreement by that a person already had paid 15-25%....then you do not have any quit option but in Arvind Sporcia you are getting terms and condition at booking time itself.

2) Payment receipts are available online as they have given online login and pass for individual customer ...you can track your balance sheet .

3) Project is very near to Manayata Tech park just 800m from Back gate.

4) Road is also constructed in last 1 month...

5) This project is cheapest in this locality being so next to a big Tech park having around 1Lac job and still 30-40k more jobs can come in coming time.

6)You can save time and money staying at Arvind Sporcia. even you get good health also if you Go Green by using cycle.

7)  Big schools such as Vidhaya Niketan,Sindhi,Kensari,and DPS,Federal Public, are near by.

8) Big Hospital such as Columbia Asia,Baptists are very near by.

9) Just 2.5km from ORR .

Following are my observations,

Pros:

1. Reputed Builder

2. Nearness to ORR, Manyata Tech park and Hebbal which is emerging as a hot spot of Bangalore.

3. A Cricket Pitch, an exclusive facility offered.

4. Spreaded Layout with no face to face apartments.

5. Value added amenities including medical store, creche, etc.

6. Excellent Floor Plan (3 BHK) where every thing is at its place, independent. Hats off to RSP.

7. Better Lighting and cross ventilation owing to multiple windows in a room/area.

8. Decent Specification

9. Above amenities at Rs. 3990/sq.ft is quite ATTRACTIVE

Cons:

1. Builder New to Bangalore

2. Project yet to get BBMP Approval and no confirmed project schedule

3. Location 2 KM away from main roads and approach road seems to be narrow

4. Need to know the construction contractor; presently highlighted Brahmi Constructions seems to be inexperienced.

5. Layout / car parking details are not available.

6. Few apartment layouts / models are to undergo changes while saleable area remains the same.

7. An ATM is inveitable to complete the list of value added amenities; perhaps missed out to mention

8. Presently booking is closed and price hike on cards; so no more dreams below Rs.4200/-

The former Chief Minister H D Kumaraswamy has demanded the government, a CBI probe into lake encroachments in Bangalore. The Times of India report indicates RACHENAHALLI in the front list and a figure of 128.06.11.10 acres has been reported to be encroached.

The matter is encroachment of lake since 1985...What happened in the last 29-30 years need to be analysed. Sporcia site comes West of Pinnacle Heights and North of Manayata Residency. Any ways, I could see Rachanahalli Road circling in the area between the lake in the West, Sporcia land in the North, Pinnacle Heights in the East and Manyata in the South. This could be quite a large area and may be public road. Further I could see some buildings near to the lake as well. With this lets hope there would not be any issue. Still, due to the proximity towards the lake we need to see whether it necessitates us to ask Arvind Management the reason for the delay in approvals.

Lets be active here to understand the latest development. Arvind Management had hinted first week of August as time line for obtaining their approvals.

Looks like this project is on denotified land. Will it cause any issue in future? 

Assuming BBMP and BDA approve the project & Banks also start approving loan, I guess buyers should not be affected. Looks like Mantri Lithos/Karle town/ part of Manyata Tech park also on denotified land. Hope should be fine. Any idea/suggestion?

Payment schedule - as and when they will change

Floor Plan - will change as and when required

Construction agreement - What is this? Payment first

Hi,

I have asked the builder whether the land is part of denotified land or not? And what is the sale history of the land. Whether it is brought from land owner from BDA. So far the reply I got is "About the land query, I have forwarded the query to the respective department and they will get back to you on it. " This is very worrisome.

What can be done now?

We all can delay the next installment untill all land documents are thoroughly verified by lawyer. If lawyers raise doubts, we all can exit from the property (we have a clause in initial agreement that we can exit without any penalty if legal documents are not clear)

Yes guys,

 do not fall to their demands, last year they put a very disgusting clause regarding construction cost that will vary as per inflation.

we all forced builder to remove that clause...same now we need to wake up and send them mail,call them up and ping them.
clearly tell them that we will not pay untill we get satisfied with legal part....once legal part is done then we should get in to agreement as we already have paid 15%.

after paying 15%, we should pay only after doing buyers and construction agreement .that also we should pay through home loan...do not put your own money.

so guys get ready and be more active..This is our money and we should safe guard our interest.

I went to the site yesterday i.e., 26th Jan. i don't think excavation work is complete. it's still in progress and not completed more than 30-40%. only the soil part has been excavated . the rock part is still there and by seeing the equipment lying there, it's not going to be completed in near future. it was a hopeless sight. i had seen the nearly the same thing a month back. so where is the progress other than than e-mail .

Can anyone share latest details on whether All approvals are in place or not and why still after 1 year builder is selling this @ 4195 psf. Something smells fishy.

I see few people who are asking about project schedule and delivery. I had booked in prebooking period in 2014 itself.

They have slipped multiple times and by now I have paid about 75% of total cost and they have only started plaster work now.

1. First date of delivery was more like June 2017
2. then they started taking about dec 2017
3. then came march 2018
4  Now estimates are more like towards the end of 2018
5. I don't expect them to deliver the project before mid of 2019 considering the data till date.
