10 questions to ask before building a mobile app

I am still learning how to build apps, and I have about 2 clients now that wants me to build for them. Do you have or are there any guidelines out there that I can use or go by that will help me ask the right questions to clients for me to get the information I need to build their app? And also is there a diagram or something that I can use to show the flow of their application and how to use it? Is this making sense? Like I would like to know what the steps are in getting this set up for clients. Like clients have “10 things to ask a mobile app developer”, do we as developers have a list to ask clients and standard protocols to take? I’m just a bit stuck on getting this process moving so I know if it’s a database driven app, or just a basic info, or what to even know what to charge or if I should charge or anything. I just don’t know. Any help is greatly appreciated with this.
