Works for us. That still leaves the problem of notifying the remaining owners. I have included Gene Sanders in this email and have left a couple of messages with Tim & Shane Weg (Lot C) requesting an email address.
The only contact info we have for Lot J is through Steve.
Sincerely,
G. Kauffman

Hi: Lets do the last day Saturday in January..that is easy for everybody to remember and I have not heard any conflicts. So if we can get agreement on that date, its good to go. Steve V. said he can get us a room at Homestead I believe, but I have not confirmed that. I will cc Steve and call upon my return to Seattle. I am back Wed.
Best Regards, DAVE

Before we finalize a date, shouldn't we contact our meeting location host to determine his availability?
I don't know if my messages are reaching anyone. Just like so much of my day..

Hi:
I am out of town that Jan 7th. JAN 21st is good or the 28th ... both
SATURDAYS..do they work for the group. Can we as a group make sure we
get to all the owners? Also, we should notify everybody of the
meeting in accordance with the bylaws etc.?? We need to elect new
board members and all that stuff. I have the notes from prior
meetings. I also have financial statements to submit as well as part
of the meeting. We can also have them available on line in the future
once we get a meeting and process implemented.
Best Regards, Dave

It is probably in our best interest to find a way to use this basic Group technology to begin communicating and working on formalizing some communications between neighbors and friends. My guess is that we should be looking for a "post" holiday meeting as Steve suggested?

ALL OF THE MEMBERS ARE IDENTIFIED. READ THE EMAILS. There are 8 owners, how dynamic do you want the list to be? I have already supplied the missing owners who have not responded. Contacting them is the requirement and waiting for their response. Your proposed agenda needs to include a reading of the CC&R for the association.
ANY change to the association bylaws must be approved by all of any lending mortgage services involved and approved by 80% of the owner members, then recorded against each property deed at the Whatcom County Assessors Office.
Sincerely,
Greg Kauffman

Rachel,
Dave G. mentioned changing the bylaws in his 12-7-11 email. I respectfully suggest that members read the existing by-laws prior to making general assumptions pertaining to the changes that may be made (or not made) by a simple vote. The bylaws are part of your deed and are recorded with the assessor’s office. Whenever a property changes ownership, the recorded bylaws and covenants transfer with the property. Both are either a liability or an asset, depending on your point of view. Regardless, a simple vote cannot change the bylaws or covenants, unless all requirements are met. That means that the required percentage of members AND the required percent of lending organizations (100%) financially involved approve the changes.
If there are not any lending organizations involved with any properties (that is, they are all paid-for without debt). Then the Association can make changes by vote. The changes must then be recorded with the Assessor’s office on each title.
The rules (Bylaws and CCR’s) are in place to protect the lenders and owners and their property investment.
Sincerely,
G Kauffman
