Hi Friends,

First thanks to all who despite the terrible weather joined the meeting. This is the spirit which will make us one day one of the best societies of noida extension.
Secondly I would like to thank Mr. Vinod Menon, he took the initiative and noted most of our discussion. He has actually created most of the meeting minutes below and I have just added a few things.

Minutes of the Amrapali Leisure Villa Buyers  with Mr. Mohit Gupta -
Place - Amrapali Leisure Valley Site
Date & Time -  3.30 p.m. on 16th February 2013

 Mr. Amit Kumar of Amrapali met us and briefly interacted with us and Mr. Mohit Gupta joined at 3.30 p.m. The following issues were discussed with Mr. Mohit Gupta.
1. Supreme Court Case status: Mr. Mohit Gupta clarified that Amrapali has given details of how many villas and flats have been sold already, how many of them are self-financed and how many of them are bank financed to GNDA, to be shared with the Supreme Court. He felt confident that the builders who have taken possession of the land, sold the villas or flats to buyers and already initiated the construction would not face problems.
2.  Possession Date - Regarding the tentative date for handing over the villas to the owners, Mr. Mohit Gupta said that the villas will be handed over by February 2014 as mentioned in the letters sent out by Amrapali, but felt that there may be a + or – 6 months period involved for all amenities to be ready. He said that Power back up, water supply, sewerage system, security and access roads to the villas will be completed by February 2014, though Green Area, Clubs and Community facilities may take some more time. He assured that at least one Club will be ready by February 2014 and that the front Gate is under construction.
3. Permission to see the construction -     On the question of lifting the instructions denying entry to the villas by owners, he said that he will need to discuss the same with the CMD of Amrapali and the Project Director. He assured that he will revert back to the RWA Representatives within a week as the CMD was away from New Delhi at present.
4.  Construction Quality:    On the complaint about the lack of strict quality control monitoring, poor quality of bricks and related issues, Mr. Mohit Gupta informed that the quality of bricks will be improved within a fortnight.  He also said that water proofing component is being used in PCC and plastering to ensure that there will be no seepage.  He has also designated a Site Engineer Ms. Kiran Budakoti as the focal point entrusted with the responsibility of liaising with the owners and sorting out their complaints. Mr. Gupta said that Ms. Kiran will try to solve problems asap, but also observed that in some cases, she may have to seek the approval of her seniors and hence we must be prepared for a week's time for her to address serious issues.  Ms. Kiran can be reached on her cell number +919716189560 and the complaints can be communicated to her on her e-mail address kiran.b...@gmail.com
5. Cost of the additonal Room -     Mr.Mohit Gupta said that on payment of additional 4.9 lakhs, expandable room on the terrace can be constructed if the same is required by any owner on his or her villa. This will also have to be communicated to the site engineer within the coming four to six weeks.
6. Banking Approvals  -     Regarding the release of installments by banks, he said that they are taking it up with the banks to waive the delay for the 18 months due to the situation beyond their control and felt confident that this will be declared a zero period by most banks as they are fully aware of the situation.
7. Actual Villa - Mr. Mohit has said that in around 1 month time a villa will be completed which will have the actual specification mentioned in the BBA, that villa could be treated as the real mock up villa. 
8.      Mr. Mohit Gupta assured his best cooperation to all the owners and sought our cooperation in helping them with prompt payment of installments to ensure that the work is completed at the earliest.

Thanks Vikas/Vinod and everybody else representing all of us and pointing out the issues. It is a bit relief to have Ms Kiran as site engineer contact person for us with whom we can easily raise construction quality issues.

Did we discuss about loan disbursement? Demand letters are being sent irrespective of banks not disbursing the loan.
