Dear Dr. Anil Sharma, other Directors and Senior Executives of Amrapali,
Please find enclosed the minutes of the meeting with Mr. Anil Sharma, Mr. Ajay Kumar, Mr. Mohit Gupta, Mr. Yogesh Tripathi and other Executives of Amrapali on 31st January 2016. We look forward to your cooperation and compliance of the decisions taken at the meeting.
About 240 villa owners attended the meeting and several concerns were expressed by them in the meeting. We appreciate your offer of stepping up the allocation of resources for the engagement of contractors, deployment of labourers and procurement of supplies, fixtures and fittings as promised in the Builder Buyer Agreement to fast track the completion and handing over of villas and common facilities.
The decisions taken in the meeting and endorsed by you are the following:
1. Amrapali will ensure that 120 villas will be completed and handed over every month, starting from February 2016. The villas with NOCs already submitted will be in the priority list on the basis of their date of submission of NOCs, with exceptions made only in the case of Villa Owners who want to shift urgently because of school admissions or other pressing reasons.
2. Amrapali will ensure that the first phase of common facilities like club house, restaurant, swimming pool, children's parks, central boulevard, etc. are completed by 31st July 2016 as assured in the 18th December 2015 meeting.
3. Amrapali will ensure that all the villas and common facilities promised in the original brochure will be completed and handed over before Diwali 2016.
4. Amrapali will ensure that the Partial Completion Certificate and No Objection Certificate from GNIDA for legal possession of the villas is secured by March 2016.
5. The tripartite sub-lease agreement and the registration of the villas whose owners have made 100% payment and taken possession will be done by April 2016.
6. All promised fixtures and fittings mentioned in the BBA will be installed and provided before handing over the completed villas for possession. In addition, lights in kitchen, bathrooms and staircase, etc. will be provided by Amrapali. If any Villa Owner wants to use air conditioners of higher specifications, the site office will facilitate and reimburse the additional expenses if their prior concurrence is taken.
7. Amrapali will write letters to all mobile service providers to extend their network access to Amrapali Leisure Valley by installing boosters and cell tower antennas in the case of mobile service providers. Indraprastha Gas Limited will be requested by Amrapali to extend their pipelines to the ALV premises and facilitate the provision of gas connections to individual villas.
8. Amrapali will provide the dedicated mobile phone numbers and email addresses of Amrapali senior managers in charge of CRM and Accounts Help Desk and Site Office Help Desk to address the complaints and grievances of individual Villa Owners.
9. A Quality Audit Engineer will be engaged by Amrapali for ALV Villa design and quality issues. His contact details will be shared with the Association at the earliest.
10. Amrapali will look into the issues of providing the terrace garden and ventilation and exhaust fans in the first floor and second floor bathrooms in the villas and revert to the Association with the solutions at the earliest.
11. Amrapali will not charge any Late Penalty and interest for the Villa Owners who have taken the loan from LICHF for the period when LICHF has nor disbursed the installments. Amrapali will facilitate the resolution of the suspension of loan financing by LICHF and any other banks and revert to the Association at the earliest with the solution.
12. Amrapali CMD and the Board of Directors will meet the ALV Villa Owners on the last Sunday of every month to address the concerns and review the progress of the completion and handing over of the villas and common facilities.
13. The Association will set up a Construction Progress Monitoring Committee headed by Mr M M Chawla consisting of Mr. Faiz Farooqui, Mr. Vikas Sangal, Mr. Gaurav Srivastava, Mr. Alok Srivastwa and Mr. Varun Chauhan to liaise with the Amrapali Empowered Group of Directors consisting of Mr. Ajay Kumar, Mr. Suvhas Chandra and Mr. Nishant Mukul Directors and the ALV Site Team.
