What/how to do?

I need advice what/how to do this.
I'm 24 years old. I have neighbor (female) who is my old friend from school
days. Sometimes she invite me to talk and to drink coffee. Well, we are just
that - old friend from school or neighbors. She's not attractive girl and
nothing going on between us.
But her mum is another story. She have ~45 years (and have husband) and she
look great, very
attractive. She doesn't look like ~45 years old women.
Every time when her "daughter" leave room, she change "story" and start
"sweet talks", want to show me something and then move close to me .... she
coquetry with me. Well, I think so(?).
Even when "daughter" is in the room, when she leave it she walk close and
scratch slightly my head or my shoulder.
I don't know how to find out what she really think.
Maybe she just play with me?!
What/how to do?
How can I find out what she thinks?
I don't have any idea how to start talk with her about this?
Can someone give me advice about "story"; how to start conversation to find
out what she want?

Well, I was talk to her before I saw your post.
Maybe I have wrong approach!
She, me, coffee.
She start that she know/hear about some girl who was sleeping with older man
(she talk about that for 10-15 min), but someone find about that and that
make some problem .... bla, bla, bla...
After she talk about all that, I said that "I like her and is it possible
that something happen between us. And that no one need to know. I will not
talk about that."
And she said that this wasn't good idea. I ask why, and answer was that she
was raised in Catholic spirit and stuff like that.
We talk about something else for 20 min and I leave.
Did I miss something here?
