STUCCO - entire home needs re-doing.
LANDSCAPING - for entire grounds.
I'm having trouble finding experienced contractors that do restucco jobs.
There doesnt seem to be any such ad's in the yellow pages. HELP!

Hi Dave,
I hope you are aware of the fact that you will not be able to compare
any eventual bids. Since you provided no design for eventual contractors
to bid upon then you cannot receive any comparable results. Because you
provided no design, or even a plan of the property at all, then most
probably you have none.
Preparing a landscape design is a complex process that combines detailed
technical and botanical knowledge (if I could put it in this simple
form). Provided by you pictures could help in visualization of the area,
but a regular plan is essential for any consideration. If you expect
bids you must provide the design so everybody can put the price on it.
If you expect that someone with this knowledge is going to price job
based on your pictures then you have quite wrong idea about what the
landscape architecture or design are all about. If you expected that
someone is going to make this way a free design for your contract or
property then first of all you provided insufficient information for
this kind of enterprise, and finaly it will not work - design takes days
of work, and this time plus artistic talent of the designer must be
paid.

You're right on target. As a landscape contractor, I'm often asked to bid on
jobs where the owners have unrealistic expectations. They don't have a clue
about what it takes to get from an idea to an installed job. (Most of these
potential clients responded to Yellow Pages ads, which I don't do anymore,
relying mainly on referrals.)
Often, these uninfomed shoppers don't have a plan and don't expect to have
to pay for one. They'll waste legitimate contractors' time, getting multiple
bids, each one with different ideas of how to approach the site. ( I once
went to an appointment with a potential client only to find that six
different people had already submitted bids, but were all "too expensive".)
They'll solicit bids from low skill gardeners and untrained, unlicensed
contractors and then wonder why your bid is higher than theirs (and why the
cheap sprinklers they got at Home Depot, indoor $50 timer installed outside,
and pipe placed only 3" deep, and not glued well, don't perform as
expected.)
BTW, I have a feeling that Dave might be in the business of quick turnovers
of property, and is more concerned with curb appeal than longterm solutions.
