Animal smell

We are looking at the possibility of purchasing a house (for a good, low
price) that has an animal smell problem. It smells like some sort of
rodent, like gerbils or something. We plan on replacing all the rugs and
painting all the rooms with Kilz. The smell is limited to one room. We are
also planning on getting one of those Eurosteamers to clean the floor after
the carpet is pulled up. What other suggestions would anybody have to
eliminate the smell? If there are no practical solutions, we will ignore
the house and keep looking, but we like the location and features.

Years ago I had tenants that had two male cats (without my knowledge). To
make a long story short they "marked" everything within two feet of the
floor including the floor. What a mess! This is what I did to get rid of the
smell.

Rip up the carpets. Make a bucket of chlorine bleach and water 50/50 and
wash down the floor and walls. When that dries, polyurethane the floor. Put
down new carpets and you're ready to go.

The next tenant that moved in to the apartment was allergic to cats and he
never complained and stayed there for over three years.

By polyurethane I am assuming some sort of penetrating finish, right, not
just a topping? Something like a poly-based stain?

Just plain old polyurethane gloss, semi-gloss, whatever your fancy. Get
yourself a mophead type of brush so you can do it standing up. Just pour out
the gallon can onto the floor and mop it in. The idea is to kill the smell
with the bleach and seal any residual smell with the polyurethane. Worked
like a charm.

Sorry I don't know the name of the stuff but there is something out
there that kills the stench like magic. A guy who rebuilds old
trailers, ( you know how nasty these things can be). He gets some
sort of industrial brew for about $35/ gallon. His opinion is that
its well worth it and he is not exactly awash in $$$ so its worth
tracking down. Probably you can get it from a bigger mobile home
supply store or industrial cleaning supply outlet. Good luck.

One of the best things for killing animal smells is an enzymatic
cleaner, like Nature's Miracle, which is sold in pet supply stores. You
can add that to your rug cleaner, but generally speaking, you put it on
the carpet and let it sit and work for a while (don't have the
directions in front of me). A black light will show you if there are
urine stains in the carpet that you can't see. These are also available
in pet supply stores.

The smell may be inside the walls, and then I don't know what you can do
about that because I don't think even a primer like Kilz will help
rotting rodent...

Be wary, not easily located and cleared.
A few years ago I had an unpleasant smell in my son's bedroom. I searched,
friends searched and my old dobie searched for source. I was ready to tear
into the walls and look for a carcass.
I don't remember why or how I found cause. It was a new fan I had put up a
few weeks before. The cardboard insulator in the lamp socket had been
treated with some sort of animal oil. When the lamp war on the dead fish
smell permeated the room. Made in Taiwan.
