From what I heard the sale of the flats by the original buyer was prohibited
until the property had actually been built. It appears I was incorrect. My
view? I have none. They did seem a tad pricey, but then again, a flat (as
indeed anything else) is worth as much as someone else is willing to pay for
it.
Certainly from the view of the building industry these top-end residences
must make a tidy profit. OTOH in a place like Gib where space is at a
premium the more of these are built the less space there is for the ordinary
man in the street for who the cost of such an apartment represents a
lifetime of gross earnings or more. Such developments repesent bad news from
that perspective.

FWIMC, the Ocean Village complex is at the site of Shepherd's Marina. It
sits between Bianca's Restaurant and Portland House. As with most property
with a view of the bay, the refinery will be visible but probably only to
those properties on higher levels, at approx 1 - 2 o'clock.

I doubt you'd hear much frankly. They're just next to Watergardens, from
which flats the 'planes can barely be heard at all. I any case, such
proximity to the airport can be a selling point. Remember Maxwell used to
park his boat there for precisely that fact. At what other location can you
walk (let alone drive) from the airport terminal to your floating gin palace
in 10 mins?
A lady I know likes to take weekend breaks in Gib for precisely this reason.
She reckons that if you only have a weekend to get away from it all the last
thing you need is to spend ages on transfers to and from the airport.

2006 they say (see pictures)
Contracts have been placed, the site has been cleared, and there
are portacabins in place. The people behind it are a substantial
property group and there is no reason to believe it won't be a big
success.
I imagine a number of the properties have been bought on the basis
that the buyers will sell them before they are finished, but thats the
property business. Most of the other developments are similar and
properties in Watergardens have changed hands enough.

Indeed one may be able to see the refinery and the runway of the
Gibraltar airport from the location, however neither are going to be
any problem.
There is also some activity due North of the site where Taylor
Woodrow are building, having run out of space at their successful
Queensway Quay project.
Government is also building some housing to be sold at cost to
locals on the reclaimed area known as 'The Sands' or by some as
'Feethams beach'.
As an indication that they are starting work, Government issued the
following press release:
"To allow the enabling works to proceed in connection with the
commencement of "The Sands" Government Housing Project, Mons Calpe
Road will be closed to all traffic, vehicular and pedestrian, from
the Evacuation Roundabout to the junction with Emerson's Place. The
two car parking areas to the west of the Coach Park will also be
enclosed within the site. The site hoarding will also encroach onto
the parking bays along the east side of Emerson's Place. The
hoarding will remain in place until the completion of the housing
project. We would like to apologise for any inconveniences the works
may cause."
So it looks like there is plenty of building going on !
The large number of estate agents who have sprung up may have more
to do than sell property in Spain.
PS: Take no notice of the 'noise' in this group, its just people who
are envious of those of use who actually live in Gibraltar.

t****rs with their drum & bass decibel busters. Has anybody killed one
of these sad bastards yet, or is everybody in Gib now deaf and unable
to notice?
Know what you mean ....scumbags...... stayed at the Queens two years ago and
was kept up all night with them....problem is it is such a piddly small
place they kept coming around every five minutes or so.....
You wouldn't hear them. You certainly can't hear them from inside a flat at
Watergardens.

Diesel generators?
The yachts are on shore power, can't say I've noticed it myself.
These days military exercises are few and far between as HMG reduces
its number of aircraft.

It lacks the charm of Battersea power station Its a late 50's style
concrete monstrosity that should be demolished the concrete is
cracked.
However, the issue is that although the generators have been
decommissioned and are obsolete, the transformers and switching
gear that feeds the town and contols much of Gibtraltar is located
there and its not easy to reloate without large power outages.
At some stage the adjoining naval sports field, currently being used
as a car park by the MoD will be handed over to Government and
there are plans to turn it into a green area.
Well I think they should keep it...it's nice .....what about the "temporary"
multistorey car park near-bye.... you know where the shows set up...has that
gone yet?......
