Of all the rural states, they have the best COVID liberty. On a per
capita basis (there are many per capitas) they have the best numbers, in
a positive sense (positive, but in a negative way).

And the french cuisine there is to die for (great ketchup).

Also, nobody speaks Hispanic there, it's very unheard of.

Not really, as Idaho's numbers have been running at roughly the
National average for CoVid19 mortality all summer long:

Last week, ID averaged 2.2 deaths/day per million population,
vs. the National Average of 2.6/day-M (85%). The week prior,
it was ID 3.9/day-M vs USA 2.9/day-M (135%).

The 10 best States last week (lowest CoVid19 mortality) was:
CT, DE, ME, NH, VT, NY, UT, CO, OR, MI
(mortality rates of 0.0/day-M to 0.8/day-M)

Conversely, the worst 10 States last week were:
OK, MS, GA, AR, SC, LA, FL, TX, NV, AZ.
(mortality rates of 12.3/day-M to 3.7/day-M)

One percent property tax and up to seven percent income tax.

So if you buy a place for 300 large that means three grand per year.

You probably won't have that much income to tax but seven percent
is rather high.

Try Tennessee - no income tax and only .74 property tax.

property tax here is about 2700/yr here for a $300,000 property with flattened gables in disrepair and with efflorescence all over the bricks and a backwards lotus in the driveway.

But an even higher sales tax: lowest TN rate is 8.5%, but most
counties are at 9.75%

rapidly becoming shitholes anyway). Since I'm only interested in rural

I'd probably be looking in the $500K range. $300K doesn't get you much
there anymore. My property taxes are currently a little over $3K a year.
Being retired, I'd have little or no income tax and lower sales tax.

A nice idea in practice, but people pay for convenience.

And the TN-NC border region has a "whole lot of nothing" in terms of
adequate commercial activity to provide prices decent enough - even
with the sales tax savings - to make the special trip worth bothering
with for most of the time: 5% saved on a $500 item is only $25, and
its not really worth a 100 mi RT drive from, say, Johnson City to Asheville:
you'll spend more money just in fuel & vehicle wear & tear.
