In 1989, an investor purchased a 266.000 m² area of land, located at the
Atlantic Coast Side, at walking distance from nice beaches and a
middle-sized touristic center and only miles away from an international
airport, with daily flights to/frorn some main U S cities and Europe,
The property is situated upon a hill, so that all future owners will enjoy
Ocean-view.
Formalizing the title deeds (titulos) the requested investigations
(Estudios) such as the condition of the soil, the water supply and other
utilities, the required investments etc. took about 7 years, as the previous
owners were scattered over the world. By that time, all permits,
authorizations and licences from the Government, the Department of Tourism,
the Provincial and local Authorities were and still are available.
A recent study confirms that, during 1998, over 18.300 pleasure boats came
along the island, from Miami and the Northern U S to the Bahamas and further
on. By lack of any available marina, the beautiful Atlantic North Coast is
not taken into account for a stopover.
Part of the land, close to the Ocean, is marshland and appropriated to
construct a marina with a capacity of about 150/200 pleasure boats of
various dimensions. On the hills, more or less 160 villa's with each 1.000
m2 of land, separated by evergreens will be constructed and sold, by
preference to boat owners, who will be able to apply to a well equipped
service area and related workshops. Moreover, a 5* hotel/restaurant with a
150 beds capacity as well as 50 apartments will complete the project.
For the time being, the main roads, a swimming pool, a sales office and
three penthouses close to the entry of the project have been raised, as well
as the basic electricity and water supplies The whole project will be linked
directly to satellite communication system, allowing easy worldwide data
exchanges including Internet etc.
The Project Leaders - a Dominican Corporation with European Management - is
now looking for investors.
The total investment for the whole project is about US$30 millions. The net
return within 3 to 5 years is between 300 to 500 %.
