Terracing effect planning Law

Can anybody help my planning application is going to be refused for an over
garage 1st floor extension Even though their were no objections.

The planning officer has stated that the extension front wall is moved back
1 metre behind the existing and the ridge height of the extension is lower
than existing to compensate for the terracing effect.

This will effect my plans to access the loft. I need the ridge height to
remain the same.

There are several semis in the road with the type of extension I require
(The PO says that they were done before this terracing rule came into
effect)

It appears after speaking to the PO that it is just a matter of opinion the
terracing effect there is over metres between

am I posting to the correct news group and can anybody help me please

This is a not uncommon rule, certainly round here in the London suburbs, and
will probably be enforced, objections or not.

Don't expect any sympathy from the planning officer!

It was extensions of the type you describe that led to the rule.

You might consider appealing if your application is refused, but if the
authority's 'rule' is an established one (e.g. do they publish a home
extension design guidelines leaflet?) then the refusal will probably be upheld
unless you can find some very good reasons why your case is different. If your
local library keeps back copies of Planning Sub-Committee agendas it might be
worth reading through them as it will give you and idea as to how your LA's
mind works (note that the non-contentious applications are probably approved
under delegated powers so never make the agendas except perhaps as a report
item).

From your discription, I can't really picture what your problem is! Can you
provide a sketch or tell me what PPG - this "Terracing effect" comes under
and I'll try to give you an answer.
